A tale of two suburbs
The community of Timonium is often associated with its next-door neighbor, Lutherville. “This is because the two share a zip code,” explains Ashley Richardson, a long-time resident and Realtor with Monument Sotheby. “They’re divided by Ridgely Road. Everything to the south is Lutherville, and everything north is Timonium.” Despite the divider, the two neighborhoods have an overlapping history. The earliest version of the Maryland State Fair was actually called the “Lutherville Fair,” evolving over time into a larger event requiring more space, more funds and a name change. Today, nearly 7,000 locals call Timonium home, many dwelling just a few minutes from the fairgrounds.
Timonium offers residences a suburban feel with many city conveniences nearby.

The Maryland State Fair
Timonium is well-known for hosting the Maryland State Fair, a 12-day festival averaging nearly half a million visitors each summer. Boasting a legacy of more than 140 years, the fair’s main draw is its incorporation of local 4-H and agricultural groups. Exhibits designed to promote agriculture invite guests to tour the barns and visit with livestock, learn to milk a cow, and even witness the births of piglets, calves, and chicks at the fair’s Birthing Center. Expansive arts and crafts displays showcase local talent in the arts of quilting, knitting, baking and photography. In addition, the Maryland Jockey Club hosts horse races alongside classic carnival rides and food vendors. Timonium’s residents are well aware of the traffic coinciding with the fair and tend to plan their daily routines accordingly.

A rural landscape of family homes and wooded enclaves
Residents of Timonium are accustomed to rural landscapes speckled with family homes and heavily wooded enclaves. “You’re outside of I-695, and you’re further from the city, so you get more of that suburban feel,” Richardson explains. The area is largely comprised of detached single-family builds taking the form of cottages, ranch-style homes and split levels. These properties range in price from $400,000 to $700,000, though midcentury fixer-uppers typically hover around $350,000. Homes situated near Loch Raven Reservoir tend to be more expensive, though their vast acreage rarely yields views of the water. Instead, dense woods offer a sense of privacy, with the water just a walk or bike ride away. And because Timonium is so expansive, there’s “more land to accommodate the need for private wells and septic systems.”

Local students are zoned for Baltimore County Public Schools, beginning at Timonium Elementary. Located in Cockeysville, Dulaney High offers the highest number of Advanced Placement courses in Baltimore County, an attractive option for local families.

Towson is about 3 miles south along this route, while the University of Maryland St. Joseph Medical Center is a 4-mile trip. Locals can take Interstate 83 to reach Baltimore, 14 miles south, or head 56 miles down the Baltimore-Washington Parkway to reach Washington, DC.
Regional favorites along York Road
York Road is lined with restaurants and shops, a main thoroughfare connecting Timonium and Towson. Residents can head to Yorkridge Shopping Center for whole foods from MOM’s Organic Market or hit up THB—Towson Hot Bagels—for a bagel loaded with schmear and other toppings. Farther south, Towson Town Center attracts thousands from the Baltimore area for its nearly 200 retail outlets. Though traffic is typically congested near the center, a handful of restaurants are walkable from the mall. On the way to Cockeysville, locals can find a Sam’s Club, Target, Home Depot and Walmart. Just a few miles from the scenic Loch Raven Reservoir
Loch Raven Reservoir Park is less than 5 miles from most residences, a location famed for having played the backdrop in the 1999 horror film “Blair Witch Project.” Visitors can embark on more than 50 miles of hiking trails, cast a rod or rent a boat to cruise along the largest body of water in the county. Golfers can check out Pine Ridge Golf Course overlooking the reservoir, complete with a clubhouse and driving range. About 13 miles north, the Gunpowder Falls State Park Sweet Air Area is one of the park’s largest enclaves. Hikers, bikers and equestrians often hit the area’s 18 miles of trails during the warmer months.
