The northern Maplewood community of Gladstone attracts buyers with a convenient lifestyle surrounded by urban and outdoor amenities. “Gladstone is near Maplewood’s primary commercial area,” says Lyn Bockert, Real Estate Agent at Keller Williams Premier Realty. “The community is incredibly diverse, with a wide range of age groups and ethnicities, and there’s comradery among locals because of that.” White Bear Avenue is on its eastern border, featuring local eateries and retailers within walking distance. The neighborhood is also sandwiched between Keller Regional Park and Phalen Regional Park, and residents are accustomed to beach access, hiking trails, and a thriving recreation scene nearby. Mainstays like The Best Steak House and Gladstone Community Center play a role in maintaining a suburban know-your-neighbor feel despite such immediate access to St. Paul. And with easy access to U.S. Route 61 on the western border, trips into downtown St. Paul are accessible within a 5-mile drive.
Mid-century ranch-styles and cottage homes
The housing market in Gladstone is competitive due to the low entry pricing and range of housing options. “There’s been a slowdown of activity due to the lack of inventory,” says Bockert, with nearly 50 years of real estate experience. “But the housing market is very strong for sellers.” Most homes were constructed in the 1950s, resulting in mid-century cottage and ranch-style designs common to the era. With a median sales price of $336,000, homes here cost around $100,000 less than the national median. Prices range from $200,000 for a two-bedroom cottage to $400,000 for a four-bedroom Ranch-style with waterfront views of Lake Phalen. Residential streets are situated off Frost Avenue in a grid-like pattern. Homes often feature mid-sized lots and paved driveways leading to multi-car garages.
Education at School District 622
Gladstone families are zoned for North St. Paul-Maplewood-Oakdale School District 622. Students can attend Weaver Elementary, John Glenn Middle and North Senior High School, which have earned ratings of C-plus, C-plus and B from the educational review site Niche. Weaver Elementary School offers a Multilingual Learners program that improves English comprehension while developing native language skills in Spanish, Hmong or Somali. For more retail options, Maplewood Mall is 3 miles away. It offers a selection of department stores like Macy's, Kohl’s and JCPenney.
