Amenity-rich master-planned community with traditional homes and condos
The sprawling, tree-lined master-planned community is filled with over 13,000 single-family homes and condominiums, divided into seven subdivisions. Westridge offers ranch- and Craftsman-style houses and traditional, two-story brick properties, all built by D.R. Horton. “It’s a very fast-growing, active, community,” says Billy Cowell, Realtor for North Texas Home Real Estate, serving the area since 2019. “It’s the third-largest community in McKinney.” Most were built in the late 2010s, but there is some newer construction, built between 2020 and 2024 in the neighborhood’s northern section. Prices range from the low-$300,000s for a 1,600-square-foot three-bedroom to the high $800,000s for a 3,800-square-foot five-bedroom. Most properties have multi-car garages, spacious paved driveways and fenced-in backyards. Lot sizes average around 9,000 square feet but can stretch over 1 acre. Higher-priced homes have in-ground pools and custom upgrades like guest houses. Its newest subdivision, Valor Pointe at Westridge, has a waterpark. Condos are available in the Villas of Westridge subdivision. Prices range from the low-$300,000s for a 1,200-square-foot two-bedroom to the low-$400,000s for a 2,000-square-foot three-bedroom. Condo amenities include an herb garden, swimming pool, clubhouse and fitness center. Residents are within walking distance of three city parks and two elementary schools. Westridge also has resort-style swimming pools, hiking and biking trails, a playground and a community center. “The center has a double waterslide; it’s huge,” says Cowell. “HOA fees are a little bit more than surrounding areas, but you get the nice lake, a park-like atmosphere and so many amenities.” Homes sell after an average of 27 days on the market, lower than the national average of 44 days. “The housing market here is relatively competitive,” says Lair. “The things that are selling quickly are typically new constructions.” Westridge's CAP Index Crime score is 1/10, lower than the national average of 4.Home to two highly-ranked school districts
The community is zoned for the Prosper Independent School District, which is ranked the 11th-best district in the Dallas-Fort Worth area, according to Niche, and Frisco Independent School District, which is ranked the third-best district in Collin County. Students in the northern half of the community are zoned for Prosper ISD and can attend Jim & Betty Hughes Elementary, which provides regular math and science nights, followed by Lorene Rogers Middle. Both schools have an A Niche grade. Kids can move on to Prosper High School, which also earns an A and offers swimming and tennis teams. Those in the southern half of Westridge are zoned for Frisco ISD and can attend Janice Stahly Scott Elementary, which offers a science camp and earns an A from Niche, followed by the A-plus-rated Roach Middle. Kids can finish their education at Heritage High School, which has an A-plus Niche score and offers a computer science club and soccer and volleyball teams.Community parks and an upscale country club and golf course
The 200-acre Westridge Community Park is at the heart of the neighborhood and has wooded hiking and equestrian trails, a playground, basketball and volleyball courts and a fishing lake. Dr. Mack Hill Park also offers hiking and biking trails, a splash pad, a pool and 30 acres of picnic space. This park is divided into different ecological sections, including a 9,000-year-old historic site, Civil War memorials a replica of a 19th-century farm and large play structures shaped like insects. Westridge Golf Course is on the neighborhood's east side. It’s one of the most popular spots for recreation, featuring an 18-hole course, a recreational experience called Top Range and a practice facility. While the course offers public tee times, its members get access to the restaurant, other nearby golf clubs and merchandise discounts. Spanning 10 acres, Ash Woods Park features an open turf area, a splash pad and multi-use trails. Northeast Community Park, 4 miles west, provides a fishing pond, tennis and volleyball courts, 71 acres of picnic space and one of the largest skate parks in North Texas. Most shopping and dining options are clustered around Custer Road, Eldorado Parkway and Route 380. Daddy’s Tacos is a laid-back counter service spot known for its creative tacos, margaritas and other Tex-Mex fare. Locals rave about the burgers, sweet potato fries and milkshakes at Hat Creek Burger Company. Anchored by Kroger, Custer Star Center is also home to a variety of other small retailers and restaurants, like Rosa’s Café & Tortilla Factory, a favorite for housemade tortillas, chicken enchiladas and breakfast tacos. Uncork'd Bar & Grill is the go-to spot for a night out, with a menu of wine, craft beer, pastas and steaks. Walmart Supercenter and Sprouts Farmers Market provide essentials. Custer Virginia Marketplace, less than 3 miles away, provides more shopping options. U.S. Route 380 runs along Westridge’s northern edge, connecting to Route 75, which provides access to the rest of the area. Historic Downtown McKinney is 8 miles away, Dallas Fort Worth International Airport is 30 miles away, Downtown Plano is 16 miles away and Dallas is a 35-mile drive. There is no public transit serving the neighborhood. Methodist McKinney Hospital is the closest medical facility, 2 miles south. The largest hospital serving the area, Medical City McKinney, is 9 miles east.
