Classic Dallas suburb that's walkable to schools and parks

Although several private golf clubs surround the area, Eldorado Heights is not a golf course community. "The buyer demographic tends to be a little less concerned about that and more concerned about your proximity to the highways," says Clair Cannon, a local real estate agent at Texas Urban Living. She explains that first-time buyers like the mid-range prices here and easy commutes around the region. Plus, walkability to well-rated schools in the McKinney Independent School District and several parks make this suburban community family-friendly.

Homes sit close together on winding streets

Contemporary-style houses sit on tight lots along winding roads in Eldorado Heights. Most homes were built in the 1990s and feature rear-facing garages with fenced-in backyards. Some also have inground pools. Single-family homes here usually sell for around $320,000 to $580,000, and the handful of townhouses in the neighborhood typically go for between $300,000 and $400,000. "It's still an accessible price point for buyers entering the market," Cannon says. Eldorado Heights has a CAP Index crime score of 2, below the national average of 4.

Students attend the McKinney ISD

Several elementary and middle schools in the McKinney ISD serve the neighborhood. Most students are within walking distance of their respective elementary schools. Some will begin at Johnson Elementary School, which has an A-minus from Niche, and continue to A-minus-rated Evans Middle School. All students are zoned to attend A-rated McKinney High School. The high school has over 30 Advanced Placement class options and 16 sports with junior varsity and varsity teams. The Primrose School of Eldorado is among many nearby daycare options.

Getting to Dallas on U.S. Route 75 or the DART Rail

Texas State Highway 121 and U.S. Route 75 intersect just east of Eldorado Heights. Highway 121 connects around the Dallas region and across the state, and Route 75 takes drivers 30 miles south to downtown Dallas. Dallas Fort Worth International Airport is 30 miles northeast. "My clients who live in that neighborhood travel a lot for work, so it was important to be close to the highway and to get to the airport quickly," Cannon says. Commuters can ride the DART Rail into downtown Dallas from Parker Road Station, 10 miles south in Plano. The town's hospital, Medical City McKinney Hospital, is 4 miles away.

Neighborhood parks within walking distance and more nearby

E.A. Randles Park, behind Johnson Elementary School, has a splash pad, playground and athletic fields. Also in Eldorado Heights, Katherine B. Winniford Park has more play equipment and a small fishing pond. Paved walking paths connect these parks to others, like the sprawling Gabe Nesbitt Park just west. This athletic complex has dozens of tennis and pickleball courts, indoor and outdoor pools, extensive fitness facilities and many more fields. Golf enthusiasts have several course options nearby, including the public WestRidge Golf Course and private Eldorado Country Club.

Grocers and many local businesses surround the area

Walmart borders Eldorado Heights on the south, and other businesses like Black Rock Coffee Bar are just a short walk or drive away. Many other shopping and dining options are just outside the neighborhood's boundaries. About 3 miles east, Eldorado Plaza has grocery favorites like Trader Joe's and locally owned restaurants like Starwood Cafe, which serves stacks of pancakes and brunch platters in its contemporary venue. Historic downtown McKinney has more businesses 6 miles away, and mixed-use developments like the Mediterranean-style Adriatica Village have a selection of upscale shopping and dining.
