In Chickasaw Gardens, towering oak trees shade 20th-century homes, while crape myrtles and magnolia trees adorn the edges of front walkways. “Chickasaw Gardens is one of the most sought-after neighborhoods in Memphis,” says Kris Goudy of 360 RealtyPro, a broker with 15 years of experience in the area. “Most of the homes were custom-built, and the neighborhood has a movie-like atmosphere second to none.” Though new homes come on the market here and there, it can be difficult to join the community. The Memphis Country Club, right in the neighborhood, symbolizes this best with its full list of long-time members, many of whom aren’t the first generation of their family to swing their clubs on the century-old fairways.

Diverse architecture near Memphis Country Club
Retailers and entertainment hubs are concentrated along the neighborhood's edges from Poplar Avenue to Southern Avenue, and well-manicured properties up to half an acre line the residential streets. Farthest from the Chickasaw Gardens Park, bungalows, cottages and ranch-style homes built anywhere from 1920 to the 1990s typically range from $125,000 to $300,000. Properties with additional features, from garages to larger lot sizes, cost between $300,000 and $450,000. Closer to the walking paths along Memphis Lake, properties sell for between $750,000 and $1.6 million, many of which have unique architectural styles like Tudor, Georgian and Colonial Revival. “These homes have top-tier landscaping, which gives a park-like atmosphere throughout the entire neighborhood,” Goudy says. There are a few condo complexes in the area, most of which cost between $130,000 and $225,000. The highest-priced units are in Country Club Tower, a high-rise building overlooking the Memphis Country Club. These units typically cost $375,000 to $550,000.

White Station schools and other options in the Memphis-Shelby County district
The Memphis-Shelby County district serves the community, but not all students attend the same schools. Central Chickasaw Gardens is zoned for Hanley Elementary, which receives a D-plus from Niche; Sherwood Middle, which receives a C-minus grade; and Melrose High, which receives a C-minus grade and has a 65% graduation rate. Students in the western part of the neighborhood attend B-minus-graded Idlewild Elementary, C-minus-graded Sherwood Middle and C-plus-graded Central High, which has an 87% graduation rate. The eastern part of the community can attend White Station schools, including B-graded White Station Elementary, B-plus-graded White Station Middle and A-graded White Station High, which is ranked as the No. 1 high school in the Memphis area on Niche and has an 85% graduation rate. For higher education, a private Catholic school, Christian Brothers University, borders Airways Boulevard — the neighborhood’s western edge. The University of Memphis is also about a mile away.

Walking trails along Memphis Lake and fairways at the country club
Chickasaw Gardens Park feels like a private park tucked between quiet residential streets, but the over-20-acre green space includes a public lake with a paved trail. “The lake is surrounded by beautiful magnolia trees,” Goudy says. About a mile west of Chickasaw Gardens Park, Tobey Park features a more expansive recreational space with a skate park, dog park and lighted ball fields. Overton Park is similarly close by, right along Poplar Avenue, and includes a large playground, dog park and nine-hole golf course. For an 18-hole course and space to play tennis, Memphis Country Club sits along Southern Avenue, but because of how many long-standing members it has, it might take a while to get a new membership.

Shops along Poplar Avenue and restaurants off Highland Street
Poplar Plaza keeps stores like Kroger and Dollar Tree right along Poplar Avenue, the neighborhood’s northern edge. Besides the Lucchesi’s Beer Garden on Poplar, Highland Street includes most of the locally owned restaurants in the community. Char, an upscale steakhouse, joined the Chickasaw Gardens area in 2016 and features live piano performances in the evening from Monday to Saturday. Just over a block south, Belltower Coffee serves specialty lattes and homemade pastries alongside its attached pottery studio. For members of the Memphis Country Club, a new restaurant with a terrace overlooking the fairway is underway about a mile west of Highland Street.

Access to downtown and Memphis International Airport
Downtown Memphis is about 6 miles away, most easily reached via Union Avenue or Central Avenue, which connects to Lamar Avenue. For public transit, the Memphis Area Transit Authority bus has routes along Poplar Avenue, Central Avenue and Southern Avenue. The Memphis International Airport is about 8 miles south down Airways Boulevard.

Museums, stadiums and recreation centers line Airways Boulevard. “It’s right next door to the Pink Palace Museum and Planetarium, also known as the Memphis Museum of Science and History,” says Goudy. The museum includes activities like a summer concert series and guided trails at the included nature center. Besides the museum, Chickasaw Gardens borders Liberty Stadium, home of the University of Memphis Tigers football team, and the Salvation Army Kroc Center, a recreation center with a pool and group fitness classes.
