Chickasaw Gardens has luxury homes and popular amenities in Midtown

Chickasaw Gardens is named after the upscale subdivision at its heart. That section of the neighborhood features luxury homes at some of the highest price points in Memphis. The residential areas filling out the rest of the community are more standard — ranch-style homes and cottages line the suburban streets. But the entirety of the neighborhood is popular for its amenities, such as museums, country clubs and shopping districts.

Upscale homes in the community's heart, plus cottages and ranch-style

The Chickasaw Gardens subdivision is one of the most desirable in the city. “It’s one of the nicest neighborhoods in Memphis,” says Leigh Martin, a Realtor with Hobson and a lifelong Memphian. “Chickasaw Gardens is one of the highest priced per square foot in Memphis.” Home styles range from farmhouse style to Colonial Revival and French Country. Prices go from the mid-$400,000s to the upper $800,000s for a typical three- or four-bed house, while larger luxury estates can sell from $1 million to near $2 million. The subdivision also has a pricey HOA, with dues typically around $2,000 per year.

Throughout the rest of the neighborhood, brick ranch-style homes and cottages are more common. These tend to sell from the low $100,000s to the upper $300,000s. There are also a few condo complexes, with standard units going between $100,000 and $200,000.

School choice programs through Memphis-Shelby County Schools

The Memphis-Shelby County Schools district serves Chickasaw Gardens. The system offers a school-choice program that allows students to apply to any school in the district. There are a few magnet schools in the neighborhood, including East High School. There are also nearby private options, like the highly rated Collegiate School of Memphis. Christian Brothers University, a small Catholic college, is in the neighborhood, and the larger University of Memphis, with over 20,000 students, is just across Highland Street.

Neighborhood parks, country clubs and nearby museums all available

The neighborhood centers on Chickasaw Gardens Park. There’s a 22-acre lake, and you can take a walk around the water on the paved trail. There are more activities at Tobey Park, which has several sports fields, a fenced-in dog park and a skate park. There are also a couple of private golf clubs in the neighborhood, including Memphis Country Club and Chickasaw Country Club. Memphis Country Club is known in particular for its exclusivity.

You have plenty of nearby museums and attractions from Chickasaw Gardens as well:

  • The Memphis Museum of Science and History, better known as the Pink Palace, has exhibits spanning natural history to art and culture.
  • The Children’s Museum of Memphis offers interactive exhibits for kids to explore.
  • The Art Museum of the University of Memphis has Egyptian art and antiquities, among other collections.
  • The Memphis Brooks Museum of Art, located in Overton Park, houses collections of paintings and photographs.
  • The Memphis Zoo, also in Overton Park, has over 500 animal species.
There's also a public nine-hole golf course, an amphitheater and walking trails through the woods in Overton Park.

Shopping and dining mostly along main roads like Poplar Avenue.

Poplar Avenue is the neighborhood’s busiest commercial street. There’s plenty of fast food like Krystal and Sonic, as well as local favorites like El Toro Loco for Tex-Mex. Poplar Plaza is home to a Kroger for groceries, plus other retail options and chain restaurants. There’s also the Highland Strip, located on Highland Street just across from the University of Memphis. Spots like the Tiger Gift Shop and Belltower Coffeehouse cater to the collegiate crowd.

Direct commutes to employment centers like the Medical District

Downtown Memphis is a straight shot down Union Avenue from Chickasaw Gardens. Commuters often head that way for work at places like the hospitals in the Medical District. The 6-mile drive downtown normally takes between 10 and 20 minutes on weekday mornings. People mostly drive, but the Memphis Area Transit Authority has bus lines throughout the neighborhood, mostly on main roads like Poplar Avenue and Union Avenue. Some streets, including Southern Avenue, have bike lanes, and biking has become a more popular method of transportation in the last decade. “There are tons of bike lanes in Midtown,” Martin says. “They use the heck out of them.”

College and youth sports play at the former Mid-South Fairgrounds

The former Mid-South Fairgrounds site is in the neighborhood. Today, the campus is mainly used for sports. The University of Memphis Tigers football team plays at Simmons Bank Liberty Stadium, regularly drawing around 30,000 fans on fall Saturdays. It’s also the site of the annual Liberty Bowl, one of the oldest college football bowl games. The Memphis Sports and Events Center opened on the grounds in 2022, hosting basketball and volleyball tournaments.
