Colonial and ranch-style homes priced in the middle for Memphis

With its median sales price of $390,000, Kirby Woods is a middle ground in Memphis when it comes to home values. The River Oaks neighborhood, located across Poplar Avenue, has a median that’s about $100,000 higher than Kirby Woods. The medians for Balmoral and Sea Isle Park on the other side are more than $100,000 lower. “It’s an area that’s kind of like the in-between, literally,” says Jordan Ray, a Realtor with eXp Realty and a lifelong resident of the Memphis area. “People want to live there.”

The neighborhood is mainly made up of Colonial Revival and ranch-style homes. The streets are quiet, and lots of them end in cul-de-sacs. Prices tend to range between the mid-$300,000s and mid-$600,000s. There are also a few condo complexes near Poplar Avenue and I-240, with units selling from just below $100,000 to near $200,000.

Private school options in the neighborhood are top-rated

The neighborhood is served by the Memphis-Shelby County Schools district. But the area’s real draws are its private schools. Top-rated options include the Memphis University School, which teaches boys from 6th through 12th grade, and the all-girls Hutchison School, which goes from kindergarten through 12th grade. Both are in the neighborhood.

Shopping centers and restaurants nearby along Poplar Avenue

The stretch of Poplar Avenue on the neighborhood’s edge is one of East Memphis’ busiest areas. Shopping centers like Ridgeway Trace and the Park Place Centre have big-box stores and casual sit-down restaurants. There’s a Target for daily essentials, and a Kroger is less than a mile away. Poplar’s also home to a bunch of local restaurants, like Babalu’s Mexican cuisine and Owen Brennan’s Restaurant, known for its Cajun favorites. One & Only BBQ, a bit farther down the road, is a popular spot for Memphis-style ribs.

People head to nearby Shelby Farms for recreation

The Lichterman Nature Center is in the neighborhood and has a visitor center, a play area and an arboretum, but it requires admission. More often, people head to Shelby Farms Park, 6 miles away. “It’s a great time to go out and enjoy the weather at the park when it’s in the 70s or the 80s outside,” Ray says. “It’s a great place to fly a kite or walk a dog.” There’s tons to do for all ages:

  • Play on the playgrounds, including a splash pad
  • Jog or bike on the 40 miles of trails that wind around the Wolf River
  • Fish or canoe in one of the 20 lakes
  • Check out the park’s signature herd of buffalo
Youth sports teams often play nearby at May Park, which has several soccer fields. There’s also a YMCA across the street from the neighborhood that has a pool open year-round.

Commuters can take I-240 to go downtown for work

A couple of MATA bus lines run through Kirby Woods, including one of the system’s major routes along Poplar Avenue. But people mainly drive to get around Memphis. Interstate 240 is conveniently located on the edge of the neighborhood and heads most of the 17 miles to Downtown Memphis. The morning commute typically takes between 25 and 35 minutes. Other people work in the neighborhood at Saint Francis Hospital.

There's an active neighborhood association that puts on popular events

The Kirby Woods Neighborhood Association is a voluntary organization, and most residents are members. The association runs the Kirby Woods Garden Club and puts on community events. The fall festival stands out — the block party shuts down one of the neighborhood’s streets for food trucks and music.
