Midcentury houses with Spanish Revival touches at lower prices

Longtime local Ober Delgado, Realtor with United Realty Group, recently helped his friend find a home in Alhambra Heights. “He likes that he can walk his dog around, it’s pet-friendly, and he likes that it’s quiet,” Delgado says. “I think it’s a pretty established area… It’s diverse and very green, with lots of trees and fruit trees. My friend actually has a beautiful avocado tree in the backyard.” Most houses here are modest midcentury cottages, bungalows and ranch-style homes, many with Spanish Revival elements like stucco siding and terracotta barrel roof tiles. Prices are down about 17% from last year, with most recent sales ranging from the low $300,000s to the low $700,000s.

Flood zones and hurricane risks that shape local insurance needs

FEMA has mapped special flood zones along the nearby Miami Canal, and they do extend to the northeast corner of Alhambra Heights. Houses that way will likely require flood insurance for federally backed mortgages. “We’re a coastal city,” Delgado says. “Personally, I think every home here has some flood risk, but for homeowners, knowing their flood zone helps them understand the true likelihood of flooding and the financial impact it could have.” Another environmental – and financial – consideration is hurricane season, from June to November, making windstorm or hurricane a condition for most loans in South Florida.

Public and private schools offer varied learning pathways

Alhambra Heights is part of Miami-Dade County Public Schools, a highly rated district that offers students several ways to customize their academic path, including magnet programs and other district and state-authorized choice pathways. Schools serving the neighborhood include Gratigny Elementary School, Thomas Jefferson Middle School and North Miami Senior High School. Miami Union Adventist Academy is a highly rated, private, faith-based option in the neighborhood for prekindergarten through twelfth grade.

Alhambra Heights is primarily residential, but Bal Harbour Beach and Haulover Beach are within a 10-mile drive, and several parks are even closer, including:

  • Claude Pepper Park, a sports complex with courts and fields for baseball, softball, basketball, pickleball, tennis and more. It also features a playground.
  • Griffing Park, a scenic spot, with old banyan trees and a veterans’ tribute on Griffing Boulevard, across the street from Griffing Community Center and boat ramp.

For everyday essentials, residents can walk to Family Dollar or Be Fresh Meat and Fish Supermarket on North Miami Avenue. A mix of familiar chains like Winn-Dixie, independent grocers such as Papi’s Supermarket and plenty of locally owned eateries line nearby U.S. Route 441. Public transit choices and simple I‑95 access for drivers

Residents mainly rely on cars to get around, but those who need public transportation can rely on:

  • The NoMi Express Bus Service, a free community bus for the city of North Miami, with two routes looping through southern Alhambra Heights.
  • Miami-Dade County Metrobus, the countywide public bus system, operates routes near Alhambra Heights with connections across Miami-Dade.
  • Freebee, a free, on-demand electric shuttle, serves North Miami service zones, offering convenient local trips for Alhambra Heights residents.
Meanwhile, drivers can easily hop on Interstate 95 via access ramps on the edge of the neighborhood, off Northwest 125th Street and Northwest 135th Street. Taking the highway, it’s about a 10-mile southbound drive to Downtown Miami and roughly 10 miles north to the heart of Hollywood. Each trip takes roughly 15 minutes when traffic is light, but rush hour can significantly slow travel, Delgato says. “During rush hour, [I-95] gets really, really busy. If you’re coming from downtown or Brickell up to this area, it could take you 30 to 45 minutes.”
