Art Deco-styles and waterfront views

Alongside Art Deco, the neighborhood hosts a variety of distinct architectural styles, including Mediterranean Revival and Masonry Vernacular. Most homes in the neighborhood come in the form of condos that overlook Ocean Drive, which is lined with stately palm trees. As the Art Deco style suggests, many of the neighborhood’s condos were constructed in the 1920s, though new builds have slowly been added since. The community offers a wide range of home prices, from around $330,000 for a one-bedroom condo to $7 million for a recently built two-story unit closer to the beach. Many residents also take advantage of the fact that there are no renting restrictions in Lummus Park, meaning homeowners "can purchase houses in the community, treat them as vacation homes and then rent them out during the remainder of the year to offset costs,” explains Anna Sherrill, a real estate agent with One Sotheby’s International Realty who has sold homes in the neighborhood and lives on the Venetian Islands just to the east.

Endless opportunities at Lummus Park

Lummus Park is home to a rich history and an array of outdoor opportunities throughout its namesake park and beach coastline. “It's a beautiful park,” says Sherrill. Days in the park have a quiet start, with morning strolls and bike rides for the community’s early risers. As the day warms up, umbrellas pop up along the beach, placed by those spending their days by the ocean. Bike and roller skate rental stands can be found within the park, as well as weekend artisanal markets and SCOPE Miami Beach – Art Fair, which functions as an art museum focused on Art Deco architecture. The museum offers guided tours of the area that provide insight into its history and iconic building designs from days past.

Eating along Ocean Drive and shopping nearby

Across from the park, Ocean Drive holds the key to tempting residents’ palates. Along with brightly colored art, a walk down the busy street reveals eclectic retail fronts and dozens of restaurants, like local favorite Caffe Milano, which specializes in Italian fare. Nightlife offers plenty of bars to choose from, including Clevelander South Beach, where many folks head after a day on the beach for great drinks and some dancing. Student clubs at Miami Beach Senior High School

When the bell rings, young students head to Fienberg-Fisher K-8 Center, which has earned a C-plus from Niche and is situated close to the neighborhood. Older students attend Miami Beach Senior High School, which has received a B from Niche and offers its students plenty of ways to get involved, thanks to its long list of student organizations.

Those heading to the mainland use MacArthur Causeway, which provides commuters with a 6.5-mile drive into downtown Miami.
