At the southern tip of Miami Beach is a luxurious condominium-filled neighborhood that’s sometimes called South Pointe, which is named after the park at the very southern tip of the neighborhood. Locals refer to the neighborhood as South of Fifth. “It’s an exclusive area—I call it the French Riviera,” says Colleen Holloway, a real estate advisor with One Sotheby's International Realty who lives in the neighborhood and has 20 years of experience. “Condos are priced in the millions, with some penthouse units fetching 50 million.”
South Pointe has many high-rise apartment and condo buildings to choose from.

High-rise condos on the bay and ocean side
Alton Road passes by the condos on the Biscayne Bay side, including the Yacht Club at Portofino, with units priced between $500,000 and $2.2 million. The 34-story behemoth has over 350 units and amenities, such as a resort-style pool that overlooks Miami Beach Marina, a tennis court, a gym, a restaurant and a convenience store. Depending on the unit's location, views of Downtown Miami, Biscayne Bay or the Atlantic Ocean exist. “Even if you have a bay view, there’s lots to see. The Port of Miami is the largest in the country and home to five or six cruise and cargo ships,” Hollway says. “There’s always something going on.” Apogee Condos is close to South Pointe Park. The 22-story building has just under 70 units, with ultra-luxury units priced up to $50 Million. Each unit is between 3,000 and 4,000 square feet. There’s a north and south condo tower at Continuum, with views of the bay and the Atlantic Ocean. There are more low-rise condos toward the center of the neighborhood; some are priced under a million and some have units surrounding a pool.
Gathering place for various activities
South Pointe Park is just outside a few high-rise condos and is on the shores of Government Cut, a canal-like stream that transitions from the Intracoastal Waterway to the Atlantic Ocean. An iconic lighthouse at the park's west end is where periodic yoga sessions occur. There’s also easy access to the beach on the Atlantic Ocean and the 450-foot South Pointe Pier, where fishing is allowed. South Pointe Café is close to the playground for a quick bite—the park’s western end fountains light up in different colors at night. Additional yoga classes take place on the beach at the 3rd Street lifeguard tower at 7 a.m.
South Pointe Park is a popular place for South Pointe residents to run, bike, or walk.

Fine and casual dining by the water
South Pointe is home to some highly rated restaurants, including Joe’s Stone Crab on Washington Avenue. The restaurant started as a lunch counter in 1913 and has become a popular high-end seafood restaurant that celebrities and locals flock to. The wait for a table without a reservation can be lengthy. Smith & Wallensky Steak House at South Pointe Park is an upscale restaurant that attracts locals and tourists. For a more casual dining experience, Monty’s Sunset is located on the Biscayne Bay side and is the place to enjoy burgers, fries and even fresh-caught local seafood. It’s a popular hangout to watch sports and socialize during happy hour. Grocery shopping missions can be accomplished at the Publix location on the north side of the A1A.
Smith and Wolinsky is a popular eatery with water views in South Pointe.
Many South Pointe residents enjoy grabbing a drink and dancing at Niki Beach.

Miami-Dade Public Schools make the grade
Kids who live in South Pointe have access to Miami Beach South Pointe Elementary School in the neighborhood. The school is part of the Miami-Dade Public School District, rated B-plus overall on Niche. South Pointe Elementary has a B-plus rating and a student-teacher ratio of 15-to-1. Miami Beach Nautilus Middle School students wear uniforms in school colors of royal blue and white. Miami Beach Senior High School has a B overall Niche grade and a graduation rate of 90%. The South Shore Branch Library is on Alton Road and hosts special family events, including crafts for kids and family story hour.

Trolley transportation
Miami Beach has a trolley for its public transportation system that’s free to ride. There are stops along Alton Road, South Pointe Drive and Washington Avenue. Some stops include the high-rise condos on Alton Road and boutique shops on Washington Avenue. Miami International Airport is 10 miles to the west, and Mount Sinai Medical Center is on Miami Beach about five miles to the north.
Many South Pointe residents enjoy taking a ride on the free trolley.
