There are also duplexes that often sell between the upper $300,000s and the lower $500,000s. The neighborhood’s prices tend to be slightly higher than in nearby communities like Central and Bancroft, but lower than in Kingfield to the west.

To people familiar with the area, it is often considered one of the best-kept secrets in southern Minneapolis. “Bryant is such a small neighborhood that no one really talks about it, but it’s nice and approachable and vibrant,” says Michael Smith, an owner, broker and realtor at Anderson Realty who sells in the area. The neighborhood is calmer than many surrounding communities, with fewer restaurants, shops and parks. Most streets are residential, and sidewalks make it easy for people to get around. A wall blocks Interstate 35W from view, with a pedestrian bridge crossing the interstate just south of East 40th Street, leading into Kingfield. East 40th Street is also a bike boulevard, helping cyclists get from one end of the neighborhood to the other.
Washburn High School serves students in the community.
Students are served by the Minneapolis Public School District
Students are zoned for the highly rated Minneapolis Public School District, including Washburn High School, which also gets high marks. The state’s open enrollment policy allows students to attend any school outside of their district, as long as that school has an open spot. Minneapolis magnet schools like the FAIR School for Arts use a lottery-style enrollment. Lake Country School, a highly rated private school, is a nearby option for kids in prekindergarten through eighth grade.
An easy commute downtown by car or by bus
Residents have an easy commute downtown, where businesses like Target and Sleep Number are headquartered. The drive is less than 4 miles and takes about 10 minutes via the nearby Interstate 35W, though that highway can get backed up during rush hour. Minneapolis-St. Paul International Airport is closer to 20 minutes away. Metro Transit buses make stops along 4th Avenue South and East 38th Street, and they can get riders downtown in around half an hour or to the airport in roughly 45 minutes.
Portland and Park avenues have dedicated bike lanes for Minneapolis residents.

There are not many green spaces in the neighborhood, but there’s plenty to explore within about 2 miles. Options include:
Phelps Field Park, which has sports fields, a playground and a splash pad
Rev. Dr. Martin Luther King, Jr. Park, home to the Kingfield Farmers Market
Powderhorn Park, known for its summer fishing and winter ice skating
The Chain of Lakes, five lakes connected by walking trails and canals
Hiawatha Golf Course, a public 18-hole course at Lake Nokomis Park
Phelps Field Park has a basketball court, a playground and a baseball field.

People often go to Kingfield for a good meal
Bryant has a few restaurants, but people can walk to many nearby spots, especially in the Kingfield neighborhood. Nighthawks gives the classic diner experience an elevated, modern flair, and Boludo serves pizzas as well as Argentinian-style empanadas. You can get a taste of Japanese fare at Kyatchi. Greta Fay, a Realtor with Anderson Realty who used to live in the neighborhood, says she would often take her family less than 2 miles away to Pumphouse Creamery, an ice cream shop that uses organic ingredients. “All of these places are independently owned,” Fay says. The Seward Community Co-Op is also nearby, and Fay says it’s where many people get their groceries.

Lots of gentrification happening causing residents who have lived in the area for years to have to move out. This is so terrible since many residents have lived in the area for a very long time. Schools are not that great. Poor funding and student testing results due to lack of government funding.
