Despite being on the edge of a regional airport, Casanova Oak Knoll feels like an upscale community surrounded by golf courses, restaurants and recreation. "The beach is nice, and the golf is great, but my favorite thing about living here is the weather," says Dean Provence, an area local and real estate agent at Sotheby's International Realty. "I moved here from Sacramento, and it's a much more comfortable climate."

Diverse landscaping and 1950s homes with Mediterranean details

Residential properties in Casanova Oak Knoll have a mix of xeriscape desert foliage and shady flower gardens. Houses typically have fenced-in backyards, one-car garages and DIY features, such as brick patios and stone walkways. This neighborhood features traditional and ranch-style homes built in the 1950s, with stucco siding and Mediterranean architectural elements. Single-family homes range in price from $750,000 to $1.2 million. Condos are also available and go for $450,000 to $600,000. Home prices are slightly lower than those of surrounding areas due to airport noise and the age of homes. However, homeowners have the added benefit of walkability and proximity to the beach. "The affordability factor is the draw," Provence says. "It's in a flat part of Monterey, so it's walkable, and you can get around to many features."

Golf courses and white-sand beaches less than 2 miles away

This neighborhood is less than 2 miles from the ocean boardwalk and white-sand shorelines of Del Monte Beach and Monterey State Beach. The Monterey Pines Golf Course has beginner-friendly fairways managed by the U.S. Navy. Also nearby, the Del Monte Golf Course, established in 1897, is among the oldest on the West Coast and has hosted local tournaments since the early 20th century. The neighborhood centerpiece is Casanova Oak Knoll Park Center, which has a playground, picnic tables and family friendly activities like nature walks.

Local festivals, live music and a county fair

The Laguna Grande Regional Park is a venue for Blues in the Park, a free summer concert series with craft vendors and live music on Sundays beginning in July. The Monterey County Fair & Event Center is on the neighborhood's west end, hosting the Monterey County Fair and the Monterey Jazz Festival.

Dining in Old Fisherman's Wharf and Downtown Monterey

Casanova Oak Knoll is about 3 miles east of the seafood grills and souvenir shops at Old Fisherman's Wharf, a waterfront landmark. Historic Downtown Monterey is another retail district on Alvarado Street with frequented local businesses below regal Italianate and Spanish-style buildings. One of its most popular eateries is Roserine's Restaurant, featured on the TV show "Diners, Drive-ins, and Dives" for its homemade lasagna, comfort food and decadent desserts. Closer to the neighborhood, the Googie Grill has 1950s décor, serving popular fish and vegetable plates. Supermarkets like Smart & Final Extra! and Grocery Outlet are about a mile north.

Opportunities in the well-rated Monterey Peninsula Unified School District

Monte Vista is a transitional K-8 school that earns a B-plus grade from Niche. It offers a STEAM-oriented curriculum and is known for its conservation efforts with a 2022 NOAA Ocean Guardian School award. Monterey High School receives an A and has opportunities through an International Baccalaureate (IB) curriculum, dual enrollment and a Navy JROTC program.

Living near public transit, a regional airport and multiple California cities

The public bus system is the Monterey-Salinas Transit (MST). Many bus stops are along Fremont Street, a busy thoroughfare directly north, which can bring high noise levels to nearby properties. This neighborhood has easy access to the local highways. State Route 68 heads east toward Salinas, about 20 miles east. State Route 1 traces the West Coast, reaching San Jose roughly 70 miles north. San Francisco is within a 2-hour drive. Residents can easily avoid the traffic by flying out of Monterey Regional Airport, which borders the neighborhood with direct flights to cities like Seattle, Los Angeles and Las Vegas. Only about 2 miles south, the airport borders Casanova Oak Knoll, providing easy access to travel, although airplane noise may be a concern for some residents. "The airport purchased dual and triple-pane windows for many of these houses," Provence says. "It's a concern because planes will fly right over this area."
