On the residential outskirts of Nashville, Gra-Mar Acres offers those who live there an escape from the bustle of downtown but retains close proximity to the city’s amenities and culture. With the city only about 15 minutes away, residents can stay within reach of the nightlife of Music City, but the neighborhood’s tree-lined streets, large lots and sizable yards make for tranquil living in central Tennessee. “The homes have a charming character,” says Jacob Kupin, a Realtor and the founder of the Kupin Group. “Gra-Mar Acres is near some larger neighborhoods like Inglewood and Cleveland Park and has more historic homes. Five Points is further south, but that’s also a big area.”

Ranch homes commonly found in Gra-Mar Acres
Ranch homes are far and away the most common architectural style in Gra-Mar Acres, typically ranging between $400,000 and $600,000 and mostly built around the mid-20th century. Some properties have sold in the high $300,000 bracket, while others have been bought for above the $600,000 mark. The spacious lots the homes sit on mean they’re somewhat removed from the roads and make for plenty of yard space on the mostly flat landscape. Other design features, like brick ranches, colorful siding and raised homes, can also be found in the neighborhood along with other architecture like Colonial and Craftsman houses.

Though there are no schools specifically located within Gra-Mar Acres’ boundaries, students can begin their educational journey at Chadwell Elementary School, which hosts through grade five and receives a C-minus from Niche. Jere Baxter Middle School follows, earning a C-minus as well for its service of grades six through eight, while Maplewood Comprehensive High School enrolls students from ninth through 12th grades and also earns a C-minus. Maplewood is also in the top 100 high schools for athletes in Tennessee, offering programs like basketball and soccer to all its students.

Parks beyond Gra-Mar Acres
Similar to the schooling, residents need to head beyond Gra-Mar Acres’ boundaries to visit parks and engage in outdoor activities. Oakwood Park, to the southwest across Ellington Parkway, is the closest open space. Featuring a one-mile paved trail that winds up and down a nearby hill, some play areas with slides, a jungle gym and basketball courts, the photogenic park prides itself on innovation. Shelby Bottoms Nature Center and Greenway is about 15 minutes south, spanning almost a thousand acres along the Cumberland River and featuring summer programs at its center along with miles of paved trails near the water.

Local beer, barbecue and ice cream
For a taste of local flavor, stop in at the Sip Café for their coffee or ice cream, the latter of which is made by hand. Shotgun Willie’s BBQ, located on Gallatin Pike, offers smoked fare during lunch hours from Wednesday through Sunday, while the road it’s on serves many of local residents’ needs. Annual events near the neighborhood
“East Nashville is kind of like our Brooklyn,” says Kupin, who also serves as the city councilperson for downtown Nashville. “There’s vegan restaurants, and one of the coolest things is the Tomato Art Fest. There’s also Eastside Bowl, which is super cool.” Residents can hit the lanes at the retro-styled bowling and restaurant facility, which is just across the parkway from Gra-Mar Acres. Shelby Bottoms, to the south, hosts seasonal events like the Shelby Race Series, guided hikes, art exhibitions and seasonal Fridays by the River gatherings. The Tomato Art Fest draws thousands each year and celebrates fruits and vegetables, complete with contests, costumed attendees and more activities.

Highways along half of Gra-Mar Acres’ boundaries
Ellington Parkway winds along and across the western boundary of Gra-Mar Acres, leading northward to its layered interchange with Briley Parkway, which comprises the neighborhood’s uppermost boundary. “Proximity-wise, Nashville is about 15 to 20 minutes from anywhere,” Kupin says. “Being close to the interchange with Ellington Parkway and Briley Parkway is really helpful.” Downtown Nashville is just about 15 minutes south of Gra-Mar Acres, across the Cumberland River, and before arriving at the river football fans can see the Tennessee Titans play at Nissan Stadium. WeGO Transit also offers transportation solutions for Gra-Mar Acres, serving Music City and the surrounding area.
