According to Erin Simpson, a Nashville-area local and real estate agent with PARKS, 12 South — a neighborhood bordering Historic Waverly to the west — is "very popular for bachelorette parties." She notes, "On the weekends, you'll see groups of five girls walk down the street together." They snap pictures in front of the "I Believe in Nashville" mural and order breakfast sandwiches at Frothy Monkey before shopping for new leather boots at Planet Cowboy. Within Historic Waverly's borders is the Smiling Elephant, a former "Best of Nashville" winner that serves up warm Tom Kha (coconut) soup, steamed dumplings and noodle dishes. 8th & Roast — across the street from Zanies — has an in-house roasting process and Instagrammable latte art. Nearby, Publix Super Market at Melrose is a go-to location for weekly grocery runs, and Smokin' Oaks has locally sourced produce and fresh cuts of meat. "The marathon is coming up, and it comes down 12th Avenue; a lot of people will go out and cheer for that," says Simpson, pointing to the annual Rock 'n' Roll Running Series in April. Local bands line the course, providing a steady soundtrack for runners. A few blocks north past Zanies is The Basement, a cozy venue that draws in indie rock audiences. Basketball fans can cheer on the Belmont Bruins at the Curb Events Center, located on the university's campus just a few minutes away, and performance venues include the Troutt Theater and The Fisher Center, which host student-led productions along with touring ballets and tribute concerts. On the other side of Interstate 65 are the Nashville Fair Grounds, where there's plenty of fried food, carnival rides and livestock shows over 10 days in September. The Nashville Speedway surrounds the grounds, and racing engines can be heard on weekend nights throughout the summer season. Starting in May, vendors set up under white tents in Sevier Park for the 12 South Farmer's Market. According to Drew Shannon, a real estate agent with Compass, it's "a party every Tuesday night," and visitors fill their reusable bags with fresh tomatoes, raw honey and loaves of sourdough while listening to live acoustics. The park is also home to a community center, tennis courts and the historic Sunnyside Mansion. Dog walkers — Simpson included — can be found enjoying morning strolls on the paved pathways. There's also Reservoir Park to the north, once the site of a Union fort during the Civil War, and the Fair Park Dog Park has an agility course for pets big and small. Brooks confirms that Nashville is a dog city, and some stores even post signs on windows asking residents to leave their four-legged companions outside while they shop.Take bus 8 into Downtown Nashville
Those living in Historic Waverly can use the WeGo bus system to commute into Downtown Nashville 3 miles away, and Bus 8 travels up 8th Avenue South past other neighborhoods like The Gulch and Pie Town. With frequent stops, the short trip can take up to 30 minutes — as populations continue to grow, the city is hoping to expand transit options. South of Vanderbilt University, which serves as one of Music City's primary employers, is the Vanderbilt University Medical Center and the Monroe Carell Jr. Children's Hospital. Other care options include Ascension St. Thomas Midtown. Less than 8 miles away from Historic Waverly along Interstate 40 is the Nashville International Airport, and residents can book direct flights to almost 100 unique destinations.
