East Shore has lower-cost waterfront living near Downtown New Haven

East Shore is a community along New Haven Harbor that gives its residents a taste of waterfront living at a fraction of the cost. It’s close enough to the city that commuters can drive downtown quickly, but far enough to offer a quiet break from its bustle, with plenty of places to enjoy nature.

The area's wide variety of architectural styles include Cape Cods, raised ranches, Dutch Colonials and New Traditionals. “Some of the homes in the Morris Cove neighborhood have nice historic details. They were built in the early 1900s and they have a lot of character,” says Jennifer D'Amato, a broker and team leader at Real Broker who has been selling homes in the area for 23 years. This section of East Shore surrounds the cove that gives it its name. “The community is really lovely. There’s a lot of interconnected streets with sidewalks that people will walk around to enjoy the water views and the historic details,” D’Amato says.

East Shore has generational families and draws first-time buyers

Affordability is among East Shore’s defining characteristics. “The area is becoming more popular with time,” says Roseann Iuvone, a Realtor at Seabury Hill Realtors who lives just a few minutes from East Shore. “The taxes are lower there, and compared to downtown neighborhoods like Westville, the cost of living is just more reasonable.” East Shore’s median home price is in the mid $300,000s, while Westville’s is in the high $400,000s and East Rock's is in the low $600,000s. In East Shore, inland homes can start in the mid $200,000s and max out in the low $500,000s. Most people own their homes, but there are rental opportunities.

D’Amato says that East Shore is one of the only New Haven neighborhoods with beachfront; some homes have small private beaches or easy access to public beaches. Most waterfront homes cost between the high $700,000s and low $900,000s, though they occasionally cost up to $2 million.

These prices draw a wide range of residents. “The area has lots of young professionals starting their first home, but there’s also a good mix of ages,” Iuvone says. “Some people have been there for generations, and others live there for half the year and have another home in Florida.”

Enjoying waterfront recreation, a nature preserve and city parks

East Shore has multiple beach access points along Morris Cove and New Haven Harbor. Morris Beach and Lighthouse Point Park are among the most popular because they’re open to the public. Lighthouse Point is a favorite bird-watching spot to see bald eagles and peregrine falcons and is home to a historic lighthouse from 1847. “You can bring your jet skis and load your boat into the water there, so it gives you a lot of waterfront activities,” D’Amato says. Beside the park, Morris Creek Nature Preserve has no walking trails, but kayakers drifting down Morris Creek get front-row seats to the salt marsh’s beauty. “There are pelicans, foxes, even coyotes,” Iuvone says. “It’s crazy to me that we’re 15 minutes from the city and have this much diverse wildlife.” Pardee Seawall is also a neighborhood mainstay. “People love to walk along the sea wall,” Iuvone says. “At the end of the day, you can see everyone with their dogs sitting to watch the sunset. Sunset at the sea wall is big here.” For more developed parks with playgrounds and athletic fields, residents head to East Shore Park or Fort Hale Park.

Essentials and eateries in East Haven, 4 miles to downtown New Haven

Since East Shore is mostly residential, residents drive 3 miles into East Haven to shop at retailers like T.J. Maxx and Home Depot and buy groceries at Stop & Shop. Among chain restaurants, residents head to a few local spots to:

  • Enjoy empanadas and tres leches cake at Gutiz Restaurant and Bakery
  • Meet friends at Bistro Mediterranean Tapas Bar
  • Indulge in all-you-can-eat sushi at Niu Sushi & Ramen
For nearly everything else, residents gravitate toward downtown New Haven, which is just 4 miles away. “It’s close the New Haven boutiques and restaurants and music venues,” D’Amato says.

Why East Shore is a popular choice for commuters on a budget

Interstate 95 and U.S. Route 1 are less than 2 miles away and lead downtown in eight to 12 minutes, sometimes less. Locals can also take public transportation, as there are many bus stops along Townsend Avenue and Concord Street. East Shore sits right beside Tweed New Haven Airport, and Yale New Haven Hospital is about 4 miles away.

New Haven’s public schools and Connecticut’s school choice program

Students who lives in the area may attend New Haven Public Schools. From pre-kindergarten through eighth grade, students attend Nathan Hale School, which offers an afterschool program where students can participate in arts & crafts, STEM activities and community outreach. Older students attend Wilbur Cross High School. School choice in New Haven also allows families to choose from magnet schools, charter options, and open-choice placements. Seats aren’t guaranteed, as space is limited and assignments follow a lottery system, with waitlists when applicants outnumber available seats.
