Affordability 5 miles from downtown NOLA
Behrman, also known as Behrman Heights, is an affordable, conveniently located neighborhood on the West Bank. This community is separated from the mainland by the Mississippi River and is just a 5-mile drive from the French Quarter and Central Business District. Offering activities for the whole family, affordable homes and a walkable layout, Behrman offers ample amenities at a lower price than neighboring Aurora Gardens.“If you’re looking to buy in New Orleans and want to be near lots of shopping options, education and other amenities, at a fraction of the cost of options on the other side of the river, then Behrman is where you want to be,” says Angele Smith-VonDerPool, a Realtor/broker with Exquisite Realty Group who has over 14 years of real estate experience.

Affordable, long-standing homes
This community has primarily shotgun and minimal traditional homes built in the 1960s and 70s. Most houses feature carports, but some offer single-car garages for off-street parking. Houses sit on lots that are about 4,800 square feet and are separated by driveways. While single-family homes make up most of the homes, there's also a diverse selection of duplexes, row homes and apartment complexes. It's important to note that homes south of the Magellan Canal have an elevated flood risk.Single-family homes that need repairs are listed between $45,000 and $120,000, while move-in-ready options range from $140,000 to $350,000. Condos and townhouses, on the other hand, sell between $100,000 and $250,000. Newly constructed multifamily properties can cost more than $500,000.
Crescent City Connection Bridge and 30 bus lines
An estimated 70% of Behrman residents commute to work, which is made simple by the readily available bus options and the neighborhood’s proximity to The Crescent City Connection bridge. The 30 bus lines provided by The Regional Transit Authority allow commuters to get around New Orleans with ease, and the Algiers Ferry Terminal is just 3 miles from the neighborhood. While plenty of Behrman residents drive, it's not uncommon to find people biking and walking to get around.
