Views of the Warwick River with private docks

Situated at the start of the Warwick and James River, Riverview lives up to its name. This Newport News neighborhood lines the shores of the two rivers, with marinas and personal docks scattered along the water. However, the neighborhood isn’t just close to the water, it’s close to other amenities as well. “This is a really nice, well-taken care of area,” says Cathie Harney, who has been a Realtor since 1979 and works with Peninsula Realty. “You’re close to shopping, and the park where you’ll always see people relaxing outdoors.” Many homes reflect this love for the outdoors with large lots and sprawling backyard porches. Community events are common as well, with Riverview itself home to a sprawling city-run park.

Marinas and large park within neighborhood boundaries

Riverview is divided in half by the 246-acre Riverview Farm Park. Children can touch plants, smell them and witness pollination at the Grin and Grow Garden before exploring the Fantasy Farm Playground or practicing at the skatepark. The park also has a full-size soccer field for tournaments and practice. There are two marinas within the neighborhood, Deep Creek Landing Marina and the Menchville Marina, where residents can launch boats and kayaks to fish and cruise through the water. Deep Creek is a waterman’s area, so people fishing or crabbing are a common sight during the appropriate season.

Homes with river access and wide range of styles

There is a wide range of housing styles, from ranch-styles to Colonial Revival to Dutch Revival to new traditional homes built in the early 2000s. With a median price of $350,000, most homes fall between $250,000 and $500,000, but riverfront properties tend to be over $800,000 with personal docks leading to the Warwick River. “People like it here because of the river access,” Harney says. “And the homes offer much variety.” There are a few ponds within the neighborhood, offshoots of Deep Creek, itself an offshoot of Warwick River. These areas may include HOAs.

Spring festivals and local wildlife

Riverview has one church within neighborhood boundaries, the Menchville Baptist Church, and several in the surrounding communities. Menchville Baptist Church has a Spring Fest in April with games, inflatable rides and food trucks that residents can partake in. At the Virginia Living Museum, over 240 animals are showcased every day, for visitors can learn more about the wildlife that fills Virginia.

Lions, seafood and a mile to the mall

Just to the north of the neighborhood, Oyster Point Plaza Shopping Center has a Food Lion for groceries and a few restaurants such as Bonefish Grill to have the bonefish signature pasta, with artichokes and choice of Atlantic salmon or jumbo shrimp. About a mile and a half north, the Patrick Henry Mall has over 120 stores including JC Penney and Aeropostale.

Next door neighbors with the high school

Students in the neighborhood can begin at either Richard T. Yates or B.C. Charles Elementary School for kindergarten through fifth grade. The schools earn a C and C-plus from Niche respectively. Students can then move to Ethel M. Gildersleeve Middle, with a C-plus for Niche, for sixth through eighth grade before attending Menchville High. Menchville offers Advanced Placement courses to students and is just outside neighborhood boundaries, so traffic could get backed up around the time school is starting and ending. The high school earns a B from Niche.

Amtrak to the south and local highway to the north

Riverview has no public transportation within its boundaries, but residents can travel to the Newport News Train station for the Amtrak station. U.S. Route 60, or Warwick Boulevard, is an east-west local highway that crosses all of Virginia and is to the north of the neighborhood.

Important to Know

The James River Wastewater Treatment Plant is currently undergoing construction and is expected to be completed in 2026. Large construction vehicles may be found along Riverview Parkway and Flax Mill Road throughout the length of the project. Riverview also receives a crime score of 2 from the CAP Index.
