Little Rock suburb on the Arkansas River

On the shores of the Arkansas River, the aptly named Scenic Hill serves as a respite from the hustle and bustle of Little Rock's urban core. Featuring a small collection of single-family homes and a handful of apartment and assisted living complexes, the neighborhood’s biggest draw is its proximity to Emerald Park and Burns Park, two large North Little Rock Parks. “We are starting to see some first-time homebuyers look in Scenic Hill because of the price point,” says Mike Zanoff, a real estate agent with Crye-Leike Realtors with 14 years of experience in the market. “Aside from the price point, it has easy proximity to the interstate and multiple parks.”

Classic ranch homes for sale and apartments to rent

Scenic Hills provides the opportunity to be a renter or purchase a home, maybe as a first-time buyer. A pair of apartment complexes – The Villas and The Ridge – are gated and offer varying amenities to their renters. Single-family homes are predominately brick ranch-style properties on lightly wooded compact lots. Properties feature carports and have sloped, fenced-in backyards. Prices range from $80,000 to $215,000, but buyers can expect a three-bedroom ranch to sell for around $170,000. “Houses are staying on the market longer for sure. However, homes under $200,000 still move relatively quickly,” Zanoff says.

Grabbing groceries and dining at dive bars

Residents can head to the Pike Plaza Center at the Pershing Boulevard and Pike Avenue intersection. The shopping center has a Family Dollar where locals can pick up weekly needs near home or head to the Kroger in neighboring Levy on Camp Robinson Road. For a bite to eat, The Forge is a dive bar with a vast menue and billiard tables, while the Chicken King is known for its wings.

Scenic Hill Neighborhood Association and living in North Little Rock

Scenic Hill has a neighborhood association that helps provide some local events throughout the year, including National Night Out, which celebrated its 40th anniversary in 2023. Living in North Little Rock also provides access to some other events and activities, including some in the Argenta Arts District, which is one of the city’s oldest neighborhoods. The area has multiple art galleries and restaurants and, on the third Friday of every month, hosts an Art Walk.

Matriculating through the North Little Rock School District

Scenic Hill children are districted for the North Little Rock School District, which scores a C-plus and offers all enrolled students a healthy breakfast and lunch through the Community Eligibility Provision program. Students head to Boone Park Elementary, North Little Rock Middle School and North Little Rock High School. On Niche, the elementary school scores a C-minus, the middle school grades a C, and the high school scores a C-plus. North Little Rock High has a freshman academy to help students transition from middle to high school.

Emerald and Burns Parks

Emerald Park spans 135 acres and has trails zipping through it. Hikers and bikers who reach the top of the bluff the park is on are treated to striking views of the lakeside and the scores of loblolly pine trees. The park developed into a mainstay for locals looking to take their four-legged friends on an extra-long walk and those just wanting to take in panoramic views of the area. The trails here link to Burns Park, a 1,700-acre tourist destination and one of the largest parks in the state. Unfortunately, in March 2023, a large tornado caused significant damage to several areas of the park, and while it was open, some of its features were offline. When fully operational, parkgoers can find tennis courts, multi-use paved and unpaved trails, multiple sports complexes, including a golf course, an amusement park, a covered bridge, and even a World War II tank.

The Rock Region Metro and Interstate 40

Little Rock operates the Rock Region Metro bus line through the entire city. Scenic Hill is serviced by Route 13 – Pulaski Technical College, which has multiple stops along Pershing Boulevard and the college. Along the western edge of the Scenic Hill are Interstate 40 and U.S. Highway 65. I-40 runs east to west from Tennessee to Oklahoma, while US-65 runs north to south from Little Rock into Louisiana.

Eugene J. Towbin Healthcare Center

The neighborhood is home to the Eugene J. Towbin Healthcare Center, a veteran’s hospital. The facility offers various health support and facility services for veterans across central and southern Arkansas.
