A country community close to casinos and good for commuters
The Town of North Stonington may have started as a mill town in the 19th century, but today abundant farmland, privacy and proximity to area attractions are what draw people here. “Elbow room is the top-of-mind attribute buyers are looking for when they decide on North Stonington,” says Greg Hanner, broker-owner of Garden Realty and a certified residential specialist. “It’s a very rural place. You don’t have Costco or Walmart around the corner. But when the stars come out at night, the sky is huge. It’s what life in the country is all about versus living in a neighborhood subdivision.”
North Stonington is also within 10 miles of Foxwoods Resort Casino and the restaurants and shopping of Downtown Mystic. Employers like Electric Boat and the Naval Submarine Base in Groton are within 15 miles. “There’s a lot to do nearby,” says Dawn Gagliardi Esq., a Realtor with Coldwell Banker Realty, who grew up in Connecticut and has sold homes here for the past seven years. “The Mystic Seaport and museums are a short drive. North Stonington is on the Rhode Island border, and it’s super close to Westerly and the shoreline. Its proximity makes it easy to get anywhere you want. And you still get to come home to space and privacy.”
Connected by a series of long, rural routes, North Stonington takes commuters to a different place on their return home. “The drive home is an unwinding experience,” Hanner says. “You have time to decompress when all you see are trees and farmland.”

More home and more land for the money
Many homes in North Stonington are traditional, such as charming Cape Cods with their original hardwood floors and full basements that sell for $300,000 to $450,000. Ranch-style homes on a full acre or more, with open floor plans and attached garages, are priced about the same. Colonial-style homes are well-represented, too, from historic farmhouses built in the mid-1800s to midcentury classics. They list for $330,000 to $725,000, some on over 10 acres. Historic and newer homes on larger tracts of land, with multiple buildings, including barns, or built on a lake or pond, can run between $700,000 and $1.5 million. Cottages and log cabins also fill the countryside. They run between $130,000 for a fixer-upper to $600,000 for a turn-key property on multiple acres. “Prices are better than on the shoreline in Stonington itself,” Gagliardi says. “North Stonington has beautiful historic homes and old farmhouses with character and charm. You can get more for your money here. You’re not living on top of your neighbors, and if you want to build a new home, you’ll find plenty of land here, too.”

A terrain of hiking trails and nature preserves
Covered with trails and preserved lands, North Stonington is a haven for those who love the rugged outdoors. The Lantern Hill Trail on the western edge of town is a 2.6-mile loop that takes hikers up steep pitches to overlooks that allow them to see for miles. The Foxwoods Resort Casino in Ledyard is visible from the trail. The Mashantucket Pequot Tribal Nation, which operates the casino, established the trail and owns the nearby Lake of Isles public golf club. The facility features two 18-hole courses that wind through 900 acres of wooded countryside. The Avalonia Land Conservancy, another nature advocate, has acquired open spaces in North Stonington and other towns to preserve them and make them available for hikers, birdwatchers and photographers. Avalonia’s efforts include the Yannatos Preserve, the site of a former mill. The Tri-town Ridgeline Forest Preserve in the northern part of town features 9.4 miles of trails that cross between North Stonington, Griswold and Preston. South of the town village, the North Stonington Town Recreation Area has a large playground, a baseball field, and tennis, pickleball, basketball and volleyball courts.

North Stonington Agricultural Fair in July
A big, family-friendly event takes place every July. The North Stonington Agricultural Fair is held along Wyassup Road and features everything from tractor pulls to live entertainers. “It has the livestock shows you’d expect at a fair and fun things, too, like pig races and an animal costume contest,” Gagliardi says. Spectators can enjoy baking contests, a kids' parade, vendors selling everything from arts and crafts to home goods, and beauty contests for queen, princess and junior princess.
Local restaurants along Route 2 and up through the village
Most businesses in North Stonington are along Route 2, the main highway through town. The Tin Peddler is one; the thoughtful menu and simple but elegant atmosphere have made it a local favorite. Farther west, Buon Appetito is a family-owned and -operated Italian restaurant with a comfortable, upscale dining room and an outdoor patio with a countryside view. Shunock River Brewery and Wood Fired Pizza specializes in both, and is located in the Village of North Stonington next to the raging Shunock River, a power source for 19th-century mills that used to fuel the local economy. North of the village, the Jonathan Edwards Winery grows five varieties on 20 acres. Its rustic tasting room is open seven days a week, and the winery holds special events throughout the year, such as lobster bakes and live music. Kady’s Farmstand sells fresh produce and other locally made products and gifts in the village. The closest chain grocery store is Stop & Shop just south of North Stonington on the outskirts of Westerly.

Above-average schools with engaging extracurriculars
The schools that serve North Stonington belong to the North Stonington School District, which receives an overall B-plus from Niche. North Stonington Elementary, a PK-6 school, earns an A-minus and has a student-teacher ratio of 11 to 1. The elementary also offers before- and after-school programs, including its drama club, which is open to fourth, fifth and sixth graders. The club performs Broadway-style shows each spring. At Wheeler Middle/High, a B-plus-rated school for seventh through 12th grades, students can participate in a host of extracurricular activities, including sports, band and chorus, and a dozen clubs and activities. Wheeler’s boys’ basketball team became the Eastern Connecticut Conference Division II champions in 2024 when they defeated the Stonington Bears in the tournament finals.

Public transportation in and around North Stonington
Southeast Area Transit buses stop along Route 2 in North Stonington, carrying passengers from New London to the Foxwoods Resort Casino complex. Route 2 is the main highway that connects North Stonington to Norwich, 15 miles west, and Westerly, 6 miles south. Interstate 95 passes through the southeast corner of town, taking drivers to Boston, 100 miles away, and New York City, 150 miles away. The closest Amtrak station is in Westerly, and the nearest airport is Rhode Island T.F. Green International Airport in Providence, nearly 40 miles east.
Flood risk and very little noise pollution in North Stonington
While most homes in North Stonington were built outside flood plains, properties near the Shunock River or any brooks that flow through the town are susceptible to flooding. The Village of North Stonington is the most vulnerable to flooding where the Shunock River and Assekonk Brook meet. Flooding risk aside, the town is practically noise pollution-free.
