Acreage properties and new builds draw buyers to growing Spring Creek

Realtor Leah Brown, with McGraw Realtors, describes Spring Creek best: “It’s a peaceful, almost rural area that’s growing really quickly.” In the far northwestern corner of Oklahoma City, this pastoral locale is popular for its tranquil atmosphere and plethora of new construction. “This is where you want to look if you want an acreage property, or just a really big yard, and a new build,” says Brown. “This part of town has great schools and pretty easy highway access. But the main draw is definitely the amount of land you can still get out here without being fully in the country.”

Modern custom homes with large yards and wide price range

Most Spring Creek homes sprang up in the late 2010s, but construction here is ongoing. Brown notes that many of the neighborhood’s recent listings lack interior photos because they’re “custom homes that have only just broken ground.” Prices in Spring Creek range from $255,000 to over $1.5 million. For a Contemporary three-bedroom, two-bathroom home with an attached two-car garage, airy natural lighting throughout and a modern, linear electric fireplace, you can expect to pay around $350,000. “That’s about the median for the metro, but with such a wide range of prices, you can find almost anything you want here, above or below the median,” says Brown. Homes listed for closer to $1 million and up tend to have five or six bedrooms, three-car garages, chef’s kitchens with walk-in pantries and elaborate outdoor living spaces.

Deer Creek schools anchor the neighborhood’s family appeal

Spring Creek Students are served by the highly sought-after Deer Creek Public Schools system. Many attend Spring Creek Elementary, Deer Creek Intermediate and Middle schools and Deer Creek High. Centrally located within 2 miles of most homes, off Rockwell Avenue, Spring Creek Elementary boasts an A grade from Niche and a 7/10 GreatSchools Summary Rating. Deer Creek High, a little over 4 miles north, off Covell Road, also boasts an A grade from Niche. In 2023, it ranked in the top 10 best high schools in the OKC metro, according to U.S. News and World Report. “They’re really great schools,” Brown affirms, noting that many of her clients search specifically for homes in the Deer Creek district because of its stellar reputation.

Martin Park and manicured greenbelts highlight outdoor recreatIon

To enjoy the great outdoors, residents can stick closer to home. Many of Spring Creek’s new residential developments feature broad, manicured greenbelts, but if you’re looking for a wilder version of nature, visit Martin Park. Just 4 miles east down the turnpike, the park’s wild grasslands, rocky streams and thickly wooded hiking trails sprawl over nearly 150 acres. “It’s like a nature retreat in the middle of the city,” says Thomas Bernstein, a listing agent with KirkAngel. Visitors can learn more about the local flora and fauna at the visitor center’s learning library, which features live animals and a variety of hands-on learning experiences. For youngsters, there’s also a nature-themed playground at the north end off Memorial Road.

Groceries and Quail Springs Mall beyond the Kilpatrick Turnpike

Situated just north of the Kilpatrick Turnpike, Spring Creek offers easy access to the rest of the city. “It’s super convenient,” says Brown, explaining that the turnpike’s proximity makes it easy to “shoot in multiple directions across the city.” For their everyday groceries, though, many residents hop over the turnpike to either Crest Foods or Sprouts. Both beloved local chains are just over 4.5 miles south of most homes. If you hop on the Kilpatrick Turnpike heading east, though, you’ll find the Quail Springs Mall just 7 miles away. “The mall is going to have everything,” says Brown, adding that beyond traditional retail, the destination is popular for the Blue Zoo aquarium and AMC movie theater.
