“This is a very non-cookie-cutter neighborhood,” says AJ Johnson, a Realtor for Century 21 who has 10 years of local experience. “A lot of individualistic homes, a lot of unique homes with different curb appeals and different layouts.” Most homes are New Traditionals built in the 1980s, some with gabled roof accents, dormer windows, and brick or stone exteriors. Attached garages and driveways give you plenty of parking space. Lawns are small but well-tended, and some have mature trees. The curved residential streets are laid out in a looping grid with neat sidewalks and minimal through traffic, so kids should be able to walk or ride their bikes.

Nevertheless, homes in Applewood Heights are typically snapped up within nine days, well below the national average of 53. Recent home sales ranged from the mid-$300,000s to the lower $500,000s, which is relatively high for this area, especially when you consider how old the houses are. “You can buy a $500,000 house in Applewood Heights that needs work — it’s dated, but it’s a really cool vibe,” Johnson says. “But once you get to Papillion, new construction homes are going for that same price.”
Annual HOA dues are $75 per housing lot, and you’ll need permission before making any significant changes to your property. “It’s a neighborhood that’s going through a transition,” Johnson says. “A chunk of the homes are very dated, and a chunk of them have been either flipped or well-updated.” The HOA also hosts seasonal gatherings, including a Fourth of July parade and a September block party with live music and food trucks. “You have a lot of people that have lived there for 15-plus years,” Johnson says. “It’s not a high turnover neighborhood.”

Most kids attend schools in the highly rated Millard Public Schools district, including Hitchcock Elementary, which is just north of the neighborhood. Teachers at Hitchcock develop lesson plans tailored to various educational needs, and the school provides hands-on learning opportunities for STEM disciplines.

Interstate 80 is less than 2 miles away, and the drive to Downtown Omaha usually takes about 20 minutes.
