Shadow Ridge Country Club is at the heart of the neighborhood, offering year-round recreation and activities for the whole family, including non-golfers. Restaurants and shopping centers are close by, and CHI Health Lakeside provides health care and job opportunities in South Elkhorn, the next neighborhood over. But the key selling point for most families is the Elkhorn Public Schools district, which is regarded as the top district in the Omaha area.

Shadow Ridge Country Club is at the heart of The Ridges

The scenic 18-hole golf course at Shadow Ridge Country Club is the neighborhood’s most prominent feature. “The whole neighborhood’s called The Ridges, but the Shadow Ridge golf course is right smack in the middle of it,” says Omaha native Joe Evans, a Realtor with BHHS Ambassador Real Estate. “You can drive your golf carts from your home to the country club.” Shadow Ridge offers golf and social memberships, with additional amenities like:

  • A modern clubhouse with several restaurants
  • A heated pool with waterslides and swim lanes
  • Tennis and pickleball courts
  • A state-of-the-art fitness center
Members can participate in social events like family pool nights and holiday breakfasts with Santa. The Shadow Ridge Music Festival, held in September, draws artists like Blues Traveler and Gin Blossoms.

New Traditional homes dominate the landscape

You’ll find plenty of single- and two-story New Traditional homes in The Ridges. Most construction took place from the mid-’90s through the 2010s, and while there are some newer houses in the mix, development is pretty much complete. Exterior brick and gabled roof accents add visual flair, and some homes have Colonial Revival and Tudor influences. Attached three-car garages are another common feature. Land parcels measure up to a third of an acre, and since the community was built around the country club, some properties back up to HOA-maintained green spaces and other shared outdoor areas.

The housing market compared to similar Omaha neighborhoods

The neighborhood’s median home sale price of $650,000 is more than twice the citywide median. Recently, properties sold from the lower $400,000s to over $2 million. Despite the relatively high prices, listings usually sell after about 25 days, well below the national average. “People who move there tend to stay there for a long time,” says Evans, who’s been selling in the area since 2013. “A lot of people will move there and just upgrade within the neighborhood.”

If you’re looking for a country club atmosphere a little closer to downtown, consider checking out properties in Champions Run. The golf community is just off West Maple Road, so it’s in a convenient spot, but home prices there are much higher. Eagle Run provides a more affordable option right next to Champions Run, but its golf course is open to the public and doesn’t offer as many amenities.

Elkhorn Public Schools is one of Nebraska’s top districts

“That neighborhood’s in the Elkhorn school district, which is very highly sought-after,” Evans says. Niche ranks Elkhorn Public Schools as the No. 1 school district in Nebraska, and all three schools that most kids attend are a short drive away. Students at Elkhorn South High School can start taking AP classes as early as sophomore year. The high school also offers dozens of extracurriculars, from drama to journalism to robotics.

Conveniences are close by, and commuting is a snap

Shopping centers and chain restaurants line West Center Road, the thoroughfare that runs along the neighborhood’s southern edge. Here’s a sampling of what you’ll find nearby:

  • Lakeside Plaza, a shopping center with dining spots, salons and Baker’s supermarket
  • Target for clothing and home essentials
  • Lowe’s Home Improvement
  • Lazlo’s Brewery & Grill, a local chain specializing in handcrafted beer and creative pub fare
Although The Ridges is 20 miles from downtown, any Omaha resident will tell you that commuting is easy, no matter where you live in the city. “You can get anywhere here in 20 to 30 minutes,” Evans says. CHI Health Lakeside, one of Omaha’s major medical centers, is a five-minute drive away.

HOA fees and high property taxes increase monthly payments

The Ridges HOA charges $700 in annual dues that cover landscaping, general maintenance and updates to community spaces. They also host neighborhood events, such as summer block parties and Easter socials. The HOA isn’t responsible for upkeep on the golf course, and while plenty of people move here for the country club, membership isn’t required. Nebraska’s property tax rates are higher than the national average, which can have a significant effect on monthly payments in pricier neighborhoods like this.

Most residential streets are free of traffic noise

Paved paths weave alongside the golf course and South 180th Street, allowing walkers and joggers to get their daily steps in. The neighborhood doesn’t get much through traffic, and speed bumps keep the streets quiet. The only places where you might have to worry about traffic noise are right by West Center and South 180th.
