Don’t let the charming bungalows fool you. College Park is much more than an appealing residential neighborhood located north of Downtown Orlando. Established in the late 19th century and subsequently named after its university-themed streets, College Park has evolved into one of the city’s most vibrant and active communities. Edgewater Drive, known to locals as simply “The Drive,” offers residents access to an array of popular boutique shops and eclectic eateries. The convenient commercial corridor also hosts popular events throughout the year, from wine strolls to music festivals. And if that wasn’t enough, the neighborhood is populated with lakes, green spaces and a landmark golf course that celebrated its 100th birthday in 2024. “College Park is really cool,” says Rochelle Warriner, a Realtor with United Real Estate Preferred. “It’s one of the older communities in Orlando that has this incredible mix of older homes and new construction because people don’t want to leave. It’s been a hot spot for about 30 years now, and it’s super desirable. It’s very walkable, and it has a lot of outdoor activities. It has a small-town community feel within a larger municipality.”

Bungalows, cottages, new construction among "potpourri of homes"
The neighborhood’s close proximity to downtown has made it a popular residential destination since the early 20th century. Notable residents include Jack Kerouac, who lived in a College Park cottage while writing “The Dharma Bums” in 1957-58 — the same period that “On the Road” was published. Aspiring authors can now write and sleep in the small frame house on Clouser Avenue as part of The Kerouac Project, which established Orlando as an international literary destination. While Craftsman bungalows and colorful cottages still anchor the neighborhood’s established housing, College Park offers a wide variety of styles and sizes from which to choose. “It’s a potpourri of homes,” Warriner says. Smaller single-level traditional homes and midcentury ranch-style designs mingle with contemporary custom multi-level homes, large Spanish Mediterranean homes featuring decorative architectural flourishes and sleek modern-style homes with imposing facades. Prices typically range from the high 300,000s to $2 million or more. Condominium options range from the mid-100,000s to the mid-500,000s for those at The Wellesley, a contemporary complex in the heart of the neighborhood.

Plenty of public and private school options
There are several educational options in and around the neighborhood. Young students in Orange County Public Schools can attend Princeton Elementary, an A-minus-rated school by Niche, or Lake Silver Elementary, a C-plus-rated magnet school. Older students can attend College Park Middle, also rated C-plus, and Edgewater High, a B-plus-rated school that features an Engineering, Science & Technology magnet program. All four are located in the neighborhood. Alternative options nearby include a trio of Orlando Science schools. The free charter institutions, serving students in pre-kindergarten through 12th grade, are among the highest-rated public schools in the county. The neighborhood also is home to St. Charles Borromeo K-8 Catholic School, Bishop Moore Catholic High School and Orlando Academy, a private pre-K-8 Christian school. Lake Highland Preparatory Academy, the largest private school in Orlando and the fourth-largest in the state, is located just minutes from the neighborhood.

Edgewater Drive is a quirky and convenient commercial corridor
Commercial activity is concentrated along Edgewater Drive, which runs right through the neighborhood and is filled with a diverse mix of retail and dining options. Foundation, a one-stop shop for vinyl records and vintage clothing, and Bijou’s Boutiques are among the featured stops along the trendy corridor. From the organic favorites at Infusion Tea to the homemade upscale delicacies of Turci Pasta, dining options abound. Pizza Bruno, an Orlando success story, just opened on The Drive. “It started out as a food truck before they got their first brick-and-mortar location in Curry Ford, and then they added the location in College Park,” Warriner says. “They just got a Michelin recommendation, and that notoriety is great.” For a quick bite, there’s Gabriel’s Subs. “It’s next door to Edgewater High School and has been a College Park staple since the ‘50s.” There’s even a Publix on The Drive, and if it looks like it’s from another time, that’s because it is. When the store, which was built in 1966, was renovated, the original signage and architectural features were kept.

The Drive hosts an array of community events
Edgewater Drive has become the center of community activity as well. It hosts regular and annual events year-round. Drinks Along The Drive, a quarterly wine stroll organized by The Good Pour, is the newest of the neighborhood's events. JazzFest, the community’s signature celebration, takes place each November. Other large-scale events include a spring festival called Dancing On The Drive, Dog Days of Summer and Holiday On The Drive in December. Organized cleanups are held twice a year to maintain the corridor’s streetscape. All events are made possible through the efforts of College Park Main Street.

Lake Ivanhoe Park is the recreational highlight of a neighborhood that offers plenty of opportunities for residents to enjoy the natural landscape. Lake Ivanhoe is the biggest of the neighborhood’s four lakes, and it is an attractive destination for boaters and anglers. Water skiing and wakeboarding are popular activities, and anglers searching for their next big catch in the bass-heavy waters of Central Florida are a common sight. For those seeking a slower day on the water, kayakers can take advantage of the lakes. Pocket parks can be found throughout the neighborhood, with Albert Park being the most centrally located. Dubsdread Golf Course, which opened in 1924, is a neighborhood landmark that features the oldest public layout in Central Florida. The 18-hole, par-70 course plays to 6,153 yards from the tips. Golfers can recharge and relive their round with a stop at the Tap Room, a community gathering place that serves brunch, lunch and dinner and often features live outdoor music.

Public transportation is one way the College Park residence get around.
Conveniently located less than 2 miles from Downtown Orlando
Interstate 4 forms the eastern border of the neighborhood providing quick and easy access to travel for work or play. Orlando’s Central Business District is less than 2 miles away. “College Park is a great place for a short commute if you work downtown,” Warriner says. The city’s cultural attractions, anchored by the Dr. Phillips Center for the Performing Arts, are concentrated downtown. I-4 also connects further south to Orlando’s theme park attractions. Universal Studios and Disney World are about 10 and 15 miles away, respectively. Residents have plenty of convenient public transportation options as well. LYNX bus stops are concentrated along Edgewater Drive in the neighborhood, and a free circulator bus provides service within the downtown area. A SunRail commuter train station is located just east of the neighborhood at the AdventHealth Orlando campus, and there are two others downtown. Orlando’s historic Amtrak station is located just south of downtown, and the city’s international airport is a 20-mile drive.

Surprising how low College Park landed on this list. I've lived all over Orlando and moved into College Park in the late 90s and have never left. It truly is the hidden gem of Orlando with its walkable streets, lakes, parks, bars, restaurants shops etc. The addition of the Packing District in the Fall is going to have this are booming. If you are ever looking to move to Orlando, check here first. There is an amazing sense of community and diversity that makes this place so welcoming. My husband and I now own three properties here.

College Park is over-flowing with family fun and community involvement. Surrounded by lakes, parks and nearby (walk-able) shopping, this is an amazing place to call home. Local restaurants, niche shopping, diversified churches and both small homes and high end luxury homes are very appealing.
