An appealing neighborhood named after a citrus industry titan
The neighborhood of Dr. Phillips was carved out of citrus groves – and the imagination of the man that carries its name. In the late 19th Century Dr. Philip Phillips, an innovative orange farmer and well-known philanthropist, moved to Florida from Tennessee and developed plans for a community centered around his orange groves. He never lived to see his vision come true, but the neighborhood named for him now stands as one of the most affluent zip codes in the greater Orlando area. “It’s an extremely desirable neighborhood of about 5 square miles nestled between Windermere, the Beverly Hills of Orlando, and the Disney area,” says Rochelle Warriner of United Real Estate Preferred, who has been immersed in Orlando-area real estate since 2019. This amenities-filled community is anchored by a wide variety of dining options and conveniently located near an array of area attractions.

Restaurant Row features a diverse selection of eateries
The Sand Lake Road corridor on the neighborhood’s north side is the commercial heart of the community. It is home to the upscale shopping options of Dellagio Town Center, whose appeal is complemented by its Venetian-inspired architecture. Similarly appealing is the Plaza Venezia, which offers a collection of shopping options that includes a full-service Publix on the shores of Little Sand Lake. There’s also a Publix, as well as a Home Goods, at the nearby Marketplace at Dr. Phillips on Dr. Phillips Boulevard. The Sand Lake Road corridor also features Restaurant Row, a vast and eclectic mix of eateries. Upscale favorites include La Café de Paris and Christini’s Ristorante Italiano, “THE place to go” if you want Italian, Warriner says. Rocco’s Tacos in Plaza Venezia and The Whiskey, a contemporary burger joint, are featured dining destinations that offer highly rated comfort food in relaxed settings. Residents can stock up on essentials at the neighborhood Walmart, which is among additional retail options that also include a Whole Foods along the Turkey Lake Road corridor. The south side of the neighborhood includes its newest commercial development, the City Center at O-Town West. The mixed-use project includes retail, dining and the Marriott Vacations Worldwide Headquarters.

Disney's many attractions surround the neighborhood
The neighborhood’s amenities extend to entertainment. Residents enjoy proximity to Orlando’s many theme parks for work and play. Volcano Bay is a featured neighborhood attraction among the popular theme parks in proximity to the neighborhood’s north side. Universal Studios is just minutes away. Disney World is just minutes from the south side.

Larger, higher-end homes are the norm
The Spanish Mediterranean architectural style is prominent throughout the neighborhood. Its decorative facades and terra cotta roofs are most notable among estate-style homes priced from $1 million-plus to $3 million. The style also is common among other housing, which includes a collection of ranch-style designs, typically priced between $500,000 and $1 million. "The majority of homes are going to be larger, higher-end homes,” Warriner says. “There are several gated communities, especially along the lake. The price point is definitely going to be higher. Most first-time homebuyers wouldn’t be looking in this area.” Townhouses and condominiums feature midcentury and contemporary designs with driveways and attached garages, modern designs with small courtyards and mid-rise units that often come with waterfront views. Prices range from the high $300,000s to the low $700,000s.

Highly rated public schools and private religious options
Orange County offers school choice, and the neighborhood offers several well-rated options. Young students can attend Dr. Phillips Elementary and Sand Lake Elementary, schools rated A-minus and B-plus, respectively, by Niche. Elementary graduates typically attend Southwest Middle, a B-rated school nearby. Dr. Phillips High is an A-minus-rated school with a performing arts curriculum that has produced entertainer Wayne Brady, singer Joey Fatone and record producer DJ Khaled. “If your child likes to act, sing and dance, that’s the place they want to go,” Warriner says. Lake Buena Vista High was opened in 2021 to reduce overcrowding at Dr. Phillips. The neighborhood also is home to two private religious schools. The Orlando Jewish Day School and the Muslim Academy of Greater Orlando serve students in pre-kindergarten through eighth grade.
Dr. Phillips Elementary School is an "A" rated public school and home to the Flying Eagles.
Southwest Middle School welcomes students from the Dr. Phillips area in grades 6-8.
Dr. Phillips High School is a public high school serving grades 9-12 in Orlando, Florida.

Dr. Phillips Community Park is a lakefront green space
The neighborhood’s eponymous community park offers plenty of recreational options on the shores of Big Sand Lake. Sand volleyball courts, soccer fields and children’s playscapes are among the featured amenities. There’s also a dog park on-site if your best friend wants to tag along. Paved walkways and the Longhorn Loop Trail provide additional activity. The Dr. Phillips YMCA offers a selection of indoor and outdoor recreation as well as a child development center, activities for teens and pick-up sports for adults. Golfers have access to a pair of nearby private courses: the 18-hole layout at Orange Tree Golf Club and the 18-hole championship layout at Arnold Palmer’s Bay Hill Club & Lodge. The latter hosts the PGA’s annual Arnold Palmer Invitational each March.

Interstate 4, which forms the neighborhood’s eastern border, allows for quick and easy access throughout Orlando and Central Florida. Lakeland is about 50 miles away, and Tampa is about 30 miles further west along the Gulf Coast. Closer to home, transportation is available via LYNX buses that stop throughout the neighborhood. Downtown Orlando and its Central Business District are located about 12 miles north. SunRail commuter and Amtrak service is available downtown. Orlando International Airport is about 15 miles west. “I say centrally located all the time, but you can get a lot of places really quickly from Dr. Phillips from back roads or main thoroughfares because of the way it is laid out,” Warriner says.

Dr. Phillips residents needing public transportation can use the Lynx Bus System.
