Airport draws travelers, seasonal residents to South Semoran

One factor unites South Semoran’s assortment of subdivisions and complexes: quick access to Orlando International Airport. One of the nation’s busiest airports is just 4 miles away, an advantage for frequent travelers, airport employees or any of the seasonal residents who spend their winters in South Semoran. The heavy presence of condos in the neighborhood results in lower home prices compared to other communities near the airport, such as Meadow Woods and Lake Nona South.

Country club homes and condo communities

Apartments make up most of the housing, but there are also single-family homes, condos and townhomes for sale. “It’s not as established as some of the other nearby neighborhoods; it’s much more entry-level,” says Rochelle Warriner, a Realtor with United Real Estate Preferred. “But there’s room for growth, and it’s a really great place to enter into the Orlando market.”

The neighborhood’s communities include:

  • Ventura Country Club, a gated single-family and condo community alongside an 18-hole golf course
  • Lynwood Estates, a mobile home park with no HOA
  • Avalon of Orange County Condominium Association, a low-rise condo and townhome complex built around a sprawling pool

Cost of living includes home prices, HOA fees

Condos usually sell from the lower $100,000s to the upper $200,000s. Single-family prices typically vary from the lower $300,000s to the mid-$400,000s. Most townhomes sell from the mid-$200,000s to the mid-$300,000s. South Semoran’s median price is in the upper $100,000s, less than the Orlando median. The relatively low home prices are a big reason buyers are drawn to the area, says Yadira Kitterman, broker-owner of Orlando Advantage Realty Inc. and a Ventura resident.

Homeowners usually pay hundreds of dollars per month in HOA dues and condo association fees. These fees typically fund community amenities, such as tennis courts, swimming pools and fitness centers. At Ventura Country Club, the perks for residents include discounted golf rates. “A lot of people here love to golf. [The community] invested millions of dollars in revamping the golf course,” Kitterman says. “You can take your own golf cart to go golfing. Not every country club allows you to bring your own golf cart.”

Taking Semoran Boulevard downtown, to Orlando International Airport

South Semoran Boulevard leads north from the neighborhood toward the Central Business District, an employment hub that’s 8 miles away. It also extends southward to Orlando International Airport. “If you’re an airline employee, the neighborhood gives you great proximity,” says Gina Carbonetti, a Realtor with Home Again Realty LLC. “You just go straight down Semoran Boulevard.” The airport is so close that residents will likely hear planes passing overheard.

Lynx buses that stop along South Semoran Boulevard take riders to Orlando International Airport in about 20 minutes. Buses also stop on Pershing Avenue on their way to the Central Business District, a roughly 40-minute trip. Plus, the neighborhood is 4 miles from both Florida state Road 408 and Florida state Road 528. These two toll roads stretch across the Orlando metro.

Special programs at Liberty Middle and Colonial High

Children can go to Ventura Elementary School, located in the heart of the neighborhood. Older students can attend schools with specialized academic programs. Liberty Middle School oversees the Cambridge Middle School Academy, a magnet program that challenges students with high school-level coursework. Colonial High School partners with Embry-Riddle Aeronautical University to offer the Flight Scholastic Academy. Teens who join the academy study aerodynamics, train with flight simulators and learn to fly drones. Orange County Public Schools accepts applications for magnet programs and scholastic academies from October to December and in April.

Big-box stores, seafood and more on Semoran Boulevard

South Semoran Boulevard is one of Orlando’s most developed commercial corridors. Chain restaurants and shopping centers full of big-box stores, such as Sedano's and Walmart, line the road. There’s also an assortment of local businesses, including:

  • Café de Colombia, a bakery selling empanadas and Colombian coffee
  • City Thrift, a large store carrying secondhand clothes, sneakers and home goods
  • El Cilantrillo Restaurant, a Puerto Rican eatery serving steak and seafood
  • High Tide Harry’s, a longtime seafood restaurant specializing in crab

Ventura Country Club is a gated resort in the city. 500 acres w 18 hole golf course, full serve restaurant, gorgeous pool and mikes of walking paths. Low crime. Close to airport and downtown. Great place to live. Many snow birds and retirees. Beautiful community.
