The neighborhood's winding streets and cul-de-sacs give a more suburban feel than the city blocks closer to downtown. Homes in this suburban layout have more room to breathe, with enough room for palms and coastal flora in the front and a pool or patio in the back. These 1980s and 1990s Craftsman and Mediterranean-inspired homes are a bit older than neighboring communities, but they're still just as popular. "Prices are rising in newer communities to the north, and a rising tide lifts all ships, so prices are getting higher here too," says Seitz. Three-to-four-bedroom Craftsman and ranch-styles range from $670,000 to $830,000. More spacious four-to-five-bedroom Mediterranean Revivals typically cost $850,000 to just over $1 million.

Walk to Ritchen Elementary
The community is a part of Oxnard School District for kindergarten through eighth grade, which is rated a C-minus overall by Niche. Kids may start at Ritchen Elementary, sitting in the heart of the neighborhood, graded a C-minus. They continue at C-minus-graded Fremont Academy of Environmental Science and Innovative Design. Students finish at B-graded Oxnard High, which is a part of the B-plus-graded Oxnard Union High School District. Established in 1902, Oxnard High is the city's oldest public school. In that time, Oxnard High has cultivated a championship athletic department. Most recently, the girls' soccer team won the 2023 CIF Division II State Title.

Three miles to Route 101
With Route 101 three miles north, commuters enjoy a convenient drive up or down the coast. It's a 37-mile drive north to Santa Barbara and a 62-mile drive south to downtown Los Angeles. The drive to LA typically takes about an hour and 45 minutes, but heavy traffic through the San Fernando Valley can add quite a bit of time. The Oxnard Transit Center also offers a just under 2-hour train to downtown LA for those looking to avoid the traffic. Folks might also work in town at Port Hueneme – home to a naval base and shipping port – 5 miles south. Point Mugu Naval Air Station is also 10 miles down the coast. Residents usually get around this part of town by car, but there are buses throughout the city.
