This, along with its convenient location, makes it one of the most desirable neighborhoods in Oxnard, sitting 1 mile north of downtown restaurants and 2 miles south of Route 101. “The location is great, but the homes are a big draw here because there are more spacious options here compared to neighboring communities.,” says Sean Seitz, co-owner of Comfort Real Estate, specializing in Ventura County. This area of town, just north of the Oxnard Historic District, was developed in the early 1900s and became popular for its grand homes and large lots. Those early homes are no longer standing, but residents still enjoy spacious homes on sizable footprints. The grid streets invite residents to walk to schools and parks throughout the neighborhood. Folks can also walk directly south for relaxing strolls through the Oxnard Historic District and to check out the happenings downtown.

The space and convenience of the neighborhood is reflected in the prices. At the low end of the range, three-to-four-bedroom cottages and ranch-styles can be found from $635,000 to $900,000. An updated ranch-style house or five-bedroom midcentury modern can range from $900,000 to $1 million. Prices reach $1.2 million to $1.4 million for spacious five-to-six-bedroom Mediterranean Revivals with recognizable red-tile roofs and breezy porches.

Downtown dining and Riverpark shopping
Restaurants and essential shopping can be found along Oxnard Boulevard, on the neighborhood’s east side. Dominick’s Italian is an Oxnard institution, sitting at the neighborhood’s south end, owned by the same family since 1949. Lalo’s is a favorite for the family to enjoy authentic Mexican. Northside Plaza, across Oxnard Boulevard, has a few spots to grab a bite, such as Topper’s Pizza, the chain of choice for locals. Lemon Grove Plaza, on the neighborhood’s north side, has a Smart & Final and a Lowe’s for groceries and DIY supplies. Just a mile downtown, folks can find taco spots and Southern California fare. The Collection at Riverpark is also 2 miles north. The city’s largest shopping center has trendy shops, department stores like Target and specialty grocers like Whole Foods. Plaza Park is a mile south of the neighborhood, in the heart of downtown Oxnard. It hosts many local events, like the Downtown Oxnard Farmers Market. Locals visit the market every Thursday to stock up on the city’s freshest produce and appreciate Oxnard’s agricultural roots. Folks also gather here for the First Thursdays Food Trucks events, where they can sample cuisine from a collection of Ventura County’s best food trucks.

The Oxnard Transit Center offers a two-hour train to downtown LA, for those looking to avoid a long drive. Port Hueneme's naval base and shipping port, 5 miles south, are important employers in the area. Military personnel might also drive 9 miles down the coast to Point Mugu Naval Air Station. Folks typically walk or drive around Carriage Square and downtown, but there are buses throughout the city.
