Spacious suburbs near Route 101
Rio Lindo is one of the sought-after suburbs on Oxnard’s north side. The neighborhood offers spacious homes and green space, but its location is the main draw, with Route 101 running along the north side. “In this area, you’ve got great freeway access for commuting to LA, and there’s lots of shopping right there,” says Sean Seitz, co-owner of Comfort Real Estate since 2014, who specializes in Ventura County. The Rose Shopping Center borders the neighborhood’s east side. The Collection at Riverpark, the city’s shopping and dining hub, is less than 2 miles north. Even with all the nearby activity, the suburban atmosphere gives residents room to breathe. “These are newer developments, so they tend to have open floor plans that give more living space,” says Seitz. Rio Lindo Park and Rio Lindo Elementary sit in the heart of the suburban streets and are walkable from many homes. Plus, Oxnard’s beachfront is just 7 miles away.

Mediterranean and midcentury homes
The neighborhood is split between newer and older developments, both offering broad suburban streets and more yard space than neighborhoods closer to downtown. Harborside is the newer community in the neighborhood’s southwest corner, developed in the early 2000s. It has become especially popular for its large homes and manicured landscaping. Wide sidewalks shaded by citrus trees give great walkability and embrace Oxnard’s coastal vibe. The Mediterranean Revivals come with spacious lawns by Oxnard standards and range from a three-bedroom for $750,000 to a five-bedroom for up to $1.1 million. The rest of the neighborhood streets were developed from the 1950s to 1970s. The streets don’t have as much greenery, but the midcentury ranch-style homes still have midsize front and backyards. Prices typically start at $550,000 for a two-bedroom and reach up to $800,000 for a four-bedroom.

Shop at The Rose or The Collection
This is one of the most convenient places in the city for shopping, with The Rose Shopping Center on the east side and the Collection at Riverpark less than 2 miles away. The Rose is where folks get their necessities. There’s a Walmart for department store goods and a Von’s for groceries. Hobby Lobby and Best Buy are good for convenient craft supplies and electronics. The shopping center also has a Sam’s Club for big-box shopping, and Costco is just across Route 101. The Collection at Riverpark is the area’s largest retail center, and it’s a short drive up Oxnard Boulevard. This sprawling outdoor mall has many retail shops like Lululemon, H&M and REI. There’s also a Target and Whole Foods for goods and groceries. Northside Plaza offers a few convenient spots to grab a bite in the neighborhood’s southwest corner. Toppers Pizza is the chain of choice for locals, and Tacos Mi Pueblo serves up authentic Mexican fare.

Play at Rio Lindo Park or drive to Oxnard Beach
Rio Lindo Park is the heart of the neighborhood, within walking distance of many homes. A walking path and open green space provide plenty of room for relaxing strolls and picnics, and the playground is an excellent spot for kids to play. The tennis and basketball courts are where neighbors play matches and pickup games. Oxnard Beach, only 7 miles away, is where locals choose to soak up the Southern California sunshine.

The neighborhood is a part of the Rio School District, which is graded a C overall by Niche. Kids start at Rio Lindo Elementary, graded a C-minus, which sits in the heart of the neighborhood. They continue at Rio Del Valle Middle, also rated a C-minus. The neighborhood is also a part of the Oxnard Union High School District, which is graded a B-plus overall. Students finish at B-graded Pacifica High. Pacifica sports a championship football program, recently winning the CIF Division II State Title in 2019.

Commute on Route 101
Living next to Route 101 can make long commutes less tedious. Downtown Los Angeles is a 60-mile drive south. The drive typically takes an hour and a half, but it can take much longer when LA traffic is at its most congested. The Oxnard Transit Center offers a 2-hour train ride to LA for those looking to avoid the drive. Port Hueneme is one of Oxnard’s largest employers, just 7 miles south. The port is home to a naval base and a deep-sea shipping port. Point Mugu Naval Air Station is another large military employer 10 miles down the coast.
Gold Coast Transport serves all of the Rio Lindo area.
