Oak Knoll stands out as one of the most luxurious neighborhoods in a city of well-appointed suburban communities. "This is what we call old money affluence in Pasadena," says agent Kevin Kwan, founder and CEO of Realiv with almost two decades of experience. "It's our equivalent of Beverly Hills. It's very old school — you won't see a lot of new development." Known for early 20th-century styles, the homes are expensive, even by SoCal standards, with many designed by well-known architects. "The architecture is definitely one of the top reasons for living here," says Coldwell Banker agent Laurie Turner, who has over 25 years of experience. The caliber of Oak Knoll's residences is matched only by the beauty of its environment. Majestic mature trees that once carpeted the area are still a defining feature, arching over the streets and creating a lush, green canopy that changes with the seasons. Despite this proximity to its urban surroundings, the neighborhood maintains an atmosphere of privacy and tranquility.
Beautiful, architecturally significant homes
Oak Knoll is primarily owner-occupied single-family homes with more than a splash of urban sophistication and class. “The area is known for world-class architecture, with homes built by famous architects guaranteed to be of great quality,” Kwan says. Built between the 1920s and ‘50s, the construction palette is diverse, with architectural styles ranging from Craftsman to Colonial, midcentury and Spanish-inspired. “These are large homes on large lots, so there aren’t a lot of opportunities to know your neighbors, but buyers here are more concerned about privacy anyway,” Kwan says. Homes in the area start around 2,000 feet and climb to over 10,000 square feet, with lot sizes between 9,000 square feet and three-quarters of an acre. “A typical home is going to have five bedrooms and five bathrooms,” Kwan says. The average single-family home is priced between $1.7 and $5 million, though secluded estate properties hidden behind big gates and lush landscaping can climb into the high teens.

Many kids opt for private schools in Oak Knoll
Pasadena United is a solid urban public school district with a B grade from Niche. The McKinley School serves kindergarten through eighth grade and has a B grade. Blair High School is above average with an A-minus from Niche. Blair has Spanish dual language immersion and an Armenian Academy, which offers four years of Armenian language, literature, history and culture. "At the price point in Oak Knoll, this is going to be more of a private school neighborhood," Kwan says. Mayfield Senior School is a private all-girls school serving grades nine through 12 with an A-plus grade from Niche.

The Huntington Botanical Gardens is a magical destination
Because it’s such a small residential neighborhood, Oak Knoll doesn’t have any dedicated community parks. Still, it is within walking or a short driving distance to several beautiful green spaces. A 2-mile drive, The Huntington Library, Art Museum and Botanical Gardens is perhaps the most magical place in Pasadena. It’s the former estate of railroad magnate Henry Huntington, who owned the Pacific Electric Railway Company. He and his wife gifted it to the city after their deaths, and it has been open to the public since 1927. The library has over 12 million items, while the art museum includes 45,000 works of British, European, American and Asian Art. The highlight is the botanical gardens, which have more than a dozen stunning themed gardens spread out over 130 acres. Lacy Park is even closer and walkable from most areas of the neighborhood. It is a dog-friendly public park with two walking loops, six tennis courts, a playground and a decades-old rose garden. The park can get crowded on the weekends, so locals suggest coming out on the weekdays.

Oak Knoll is primarily residential except for The Langham Huntington, formerly the Ritz Carlton, a luxury hotel with grandly designed grounds and classically elegant décor. "On Sundays, they do high noon tea, so a lot of ladies like to dress up and meet up for tea," Kwan says. The hotel is home to The Tap Room, a sophisticated, mahogany-rich jazz bar with ornate finishings inside and an expansive patio with views of the lush grounds outside. Also on site is the Royce Wood Fired Steakhouse, an elegant high-end venue decorated in bright white with mahogany accents and floor-to-ceiling walls of wine. A Japanese Garden near the steakhouse paints a beautiful backdrop for family photos or an Instagram-worthy selfie. It’s a peaceful place with paved walking paths and sitting benches to relax and enjoy the view. "This is one of the lesser-known places, and it's the perfect place for a stroll or just to take in the sights and sounds of nature," Kwan says. There’s a Bristol Farms about 1.5 miles away via Elo Molino Avenue for groceries. For a broader retail shopping experience, Old Pasadena is about 2 miles away via South Marengo Avenue.
No direct highway access and lower than average violent crime
For commuters, the neighborhood lacks direct highway access. Oak Knoll is about 2 miles south of Interstate 210, which provides relatively convenient access without the traffic noise. The Arroyo Seco Parkway, or Pasadena Freeway, is under a mile west. Downtown Pasadena is 2 miles north, and downtown Los Angeles is 10 miles away, a drive that can take up to 45 minutes during unpredictable rush hours. Kaiser Permanente Medical Offices are 5 miles away, and Hollywood Burbank Airport is about 20 miles away. The California Institute of Technology is just 1 mile away, though the neighborhood doesn't attract students. The residential roads in Oak Knoll are sleepy, and many wind into cul-de-sacs, making through traffic almost non-existent. The bus routes along Huntington Drive, a few blocks south of the neighborhood, are the closest public transportation options.
Compared to national numbers, violent crime happens at half the national rate in Oak Knoll. The neighborhood’s CAP Score Index is a 2 (out of 10) compared to 4 nationally. Property crimes are more prevalent but still slightly lower than national numbers, with the exception of car thefts.
Annual events bring the community together
The Oak Knoll Neighborhood Association actively hosts events like the annual Architectural Walk, the Spring Fling, the Fall Picnic and Holiday Cocktails. The series of events is meant to bring the community together and allow neighbors to interact with one another. The Fall Picnic, for example, is a catered affair with oversized party games like Jenga and Connect Four for kids in attendance. Residents dress up and mingle with other community members, like business owners and first responders. The party lingers into the evening as colorful mood lighting sets a scene.
