Holiday Light Up season is a big deal
Upper Hastings Ranch distinguishes itself from its neighbor to the south each Christmas with a robust neighborhood-wide decoration display. “They are so serious about this come December because people come from all over to see the decorations,” says founder and CEO of Realiv Kevin Kwan, who has almost two decades of experience in the market. “Seriously, it causes traffic jams.” The annual Holiday Light Up celebrated its 70th anniversary in 2022. It began in 1951 when a few families decorated their driveways with candles in paper bags to guide Santa Claus. The neighborhood doesn’t enforce a theme these days, but blocks are known to work together on a theme. Awards include best religious display, best use of lights, humor and fantasy and most creative.
Traditional homes on modest lots
Compared to Lower Hastings Ranch, single-family homes north of Sierra Madre Boulevard are smaller and situated on more compact lots. “Originally, this was a tract, meaning large developers came in and built a limited number of floorplans, maybe four,” Kwan says. Homes were built between the 1950s and ‘70s, typically between 1,200 and 1,600 square feet. “People have modified and added square footage over time, and other types of homes have been built,” Kwan says. Most lots are around 7,500 square feet, though some are a bit larger. The mountain view materializes and the price increases as you move north through the neighborhood. Prices range from $1.1 million for a modest ranch-style home on the neighborhood's southern edge to $2.3 million for a midcentury home with a mountain view.

Pasadena High School offers 4 years of Mandarin
Families with children in Hastings are served by Pasadena Unified, a public school district graded B by Niche. Easy highway access and public transportation options
Hastings Ranch is about 5 miles east of Pasadena and conveniently set along I-210. For commuters, the neighborhood is about 15 miles northeast of downtown Los Angeles, a drive that can take as long as an hour at rush hour. Sierra Madre Boulevard is the border between Upper and Lower Hastings and one of the main thoroughfares. The area has public transportation options, including bus stops along multiple arteries. The closest airport is Hollywood Burbank, about 20 miles away via I-5 or the 210.
