Mediterranean homes with low HOA fees and no CDD

Pebble Creek Village is composed of single-family houses and manicured yards in cul-de-sacs lined with sidewalks shaded by groomed trees. The architecture includes Mediterranean and contemporary homes in muted coastal colors. As a planned community, the neighborhood has a homeowners association (HOA) that keeps the community well-organized at a reasonable price point. “Not having a Community Development District (CDD) and a low HOA is enticing for people. High CDDs are common in Tampa,” Adkins says. Sales prices range from $350,000 to $400,000 for homes under 2,000 square feet and can exceed $600,000 for larger properties.

Schools near Pebble Creek Village earn a B Niche grade or above

Students in the area attend the Hillsborough County School District, which, according to Niche, earns a B-plus rating. Schools include Turner/Bartels K-8 and Wharton High School. The elementary-cum-middle school has a B grade, and the high school has an A-minus rating on Niche. Getting in and around Pebble Creek Village

About 22 miles from downtown Tampa, residents can easily commute via Interstate 275 South by car or take a Hillsborough Area Regional Transit Authority (HART) bus at stops throughout the neighborhood. Pebble Creek Village is mostly residential, so the area doesn't offer many jobs or commercial opportunities, opting for a quiet, secluded setting. As for a nearby medical center, locals can go to AdventHealth Wesley Chapel. Residents can also access the Tampa International Airport, 30 miles south.
