Discover Olney’s walkable streets, transit hubs and local culture

Olney is a diverse slice of North Philadelphia. The neighborhood’s sidewalk-lined blocks set a familiar, walkable feel near North 5th Street, a vibrant commercial corridor where you can taste flavors from around the world. Transit hubs like Olney Station and Olney Transit Center are close by and keep Center City within easy reach of this growing community. While Olney shows signs of revitalization in its renovated rowhomes, new businesses and updated parks, it’s still a place where homebuyers can find approachable price points and a strong sense of community.

Olney’s signature look: classic Philadelphia-style rowhomes dominate

Olney is a true North Philly neighborhood with tidy blocks of rowhomes. “It is mostly rowhomes in that area, but you do have, towards the northern side, some larger twin-style homes and single-family homes,” says Tony Green, a Realtor with Homestarr Realty who has sold several properties here. Most rowhomes are two stories with three bedrooms, although some have two or four bedrooms. Twin and single-family homes generally offer similar bedroom counts. A few properties include rear-entry garages or driveways, but you’ll want to be prepared for street parking. “It’s absolutely walkable, which is good because parking is pretty tough,” Green adds.

Inside Olney’s housing market: what draws buyers and investors alike

Comparative affordability is one of Olney’s biggest selling points. The median sale price sits in the high $100,000s, well below the median across Philadelphia and lower than in nearby Fern Rock. Prices attract both buyers and investors, with costs varying by condition. “It’s definitely good for a fix-and-flip investor; the rents there are usually $1,800 and up per property … If you’re looking for a property just to move into that’s already been rehabbed, it’s good for that, too, because investors come in and buy the older properties and fix them up,” Green says. Fixer-uppers often sell for under $100,000, while rehabbed homes range from the low $100,000s to the low $300,000s. If you’re a first-time homebuyer, citywide programs like Philly First Home can help make homeownership possible.

Why Olney stands out as a top pick for Center City commuters

This is one of North Philly’s best neighborhoods for commuting. It’s a walkable community where you can easily access public transportation and enjoy the perks of a central city address. Highlights include:

  • The Fox Chase Line gets you from Olney Station to Center City in 20 minutes
  • Multiple SEPTA bus routes pass through the neighborhood
  • Quick transit connections at the nearby Olney and Fern Rock Transit Centers
  • An 11-mile drive to Center City via Roosevelt Boulevard and I-76
  • Jefferson Einstein Philadelphia Hospital is just minutes from home
Getting to Center City by car usually takes 20 to 30 minutes when traffic’s light, but during peak rush hours it can stretch to an hour or more.

Active living comes naturally with neighborhood parks and rec centers

The 23-acre Fisher Park sits in Olney’s northwestern corner. It has a playground, sports courts, walking paths and a sledding hill locals call “Dead Man’s Hill.” Nearby, the recently renovated Charles J. Ziehler Playground now features a modern play area, basketball courts and a small recreation center. The Olney Recreation Center is the latest site under construction, with Rebuild leading upgrades to its recreation center, playground equipment and athletic facilities. It is a diverse area, people follow different routines. There are indoor workout facilities nearby, as well as multiple hospital facilites. Some people are more active than others, I stay active through a treadmill I have in my house.
