Point Breeze: A Philadelphia neighborhood on the rise

Point Breeze is a South Philadelphia neighborhood tucked between Center City and some of the city’s most popular food and bar scenes. Thanks to that central location, it’s become one of Philly's fastest-growing neighborhoods, with more people, new construction and small businesses moving in. At its core, though, Point Breeze is still a classic rowhome neighborhood where you'll find corner stores and pocket parks that add a little extra energy to everyday life.

A centrally located, fast-growing South Philly neighborhood

One of Point Breeze’s biggest draws is that it’s close to some of South Philly’s most popular neighborhoods. “Geographically, it’s a great location,” says Andre Quain, a local Realtor with Keller Williams Empower who used to live in the neighborhood. “You’re right below Graduate Hospital [ Graduate Hospital ], and you’re close to Broad Street, one of the main thoroughfares in the city. Right across that street is East Passyunk, which has vibrant coffee shops, bars and that kind of thing.”

That central location makes Point Breeze a good fit for all kinds of buyers. “You get a lot of people who are attending or working at UPenn and Drexel because it’s a simple commute to University City,” Quain says. He adds that Point Breeze is great for first-time homebuyers and newcomers, including anyone looking for:

  • Walkable South Philly streets with real character
  • More space and lower prices than Center City
  • Easy access to major transit routes, including the B
  • A growing community with strong appreciation potential

More affordable homes with a mix of old and new construction

Point Breeze is still one of the more affordable neighborhoods in Greater Center City. “It’s moved from a speculative market to a more stable market, but it’s still one of the only places where you can walk to Center City in half an hour and spend under $200,000 on a house,” Quain says. The median sales price is in the low $300,000s, which is lower than in Southwest Center City and Passyunk Square. You may also hear people mention Newbold, which is just a small sub-neighborhood within Point Breeze.

Like much of South Philly, Point Breeze is defined by classic red-brick rowhomes. “There are some really cool original homes there built in the 1920s,” Quain says. “Very few homes are fully detached, and they very rarely have parking.” New construction adds a more modern look, with sleek townhouses mixed in with traditional homes. Renovated rowhomes typically range from the high $100,000s to the low $600,000s, while newer townhouses start in the high $200,000s and can reach the high $800,000s, often available with off-street parking.

Easy ways to commute from Point Breeze

Getting around from Point Breeze is pretty easy. Most places are walkable or bikeable, and public transit is convenient if you don’t feel like driving. Several SEPTA bus routes run through the neighborhood, and it’s a quick walk to Broad Street’s Tasker Morris and Ellsworth Federal stations. From there, the B gets you to Center City or the South Philadelphia Sports Complex in under 10 minutes. If you have a car, hopping on I-76 is straightforward. University City and the Navy Yard are both less than a 3-mile drive away, keeping major employers, hospitals and universities close by.

Public and private school options for local families

Point Breeze is part of the School District of Philadelphia. Most students go to their assigned neighborhood schools, including George W. Childs School and South Philadelphia High School, but families can also apply to other schools through the district’s annual selection process. If you’re looking for private schools, St. Thomas Aquinas Catholic School and the highly rated Saints John Neumann and Maria Goretti Catholic High School are nearby.

Where to eat, drink and run errands around Point Breeze

More local businesses are opening in Point Breeze. “There hasn’t always been a ton of stuff to do, but that’s changing,” Quain says. “The main corridor is Point Breeze Avenue, and we’re starting to see more things pop up there.” A few local favorites on the avenue include:

  • Hannah K Cafe for Vietnamese breakfast and coffee
  • El Mezcal Cantina for Mexican food and margaritas
  • Culture Exchange for unique gifts, plants and more
  • The Fresh Works for quick hoagies and cheesesteaks
Just off the avenue, you’ll find vegan treats at Batter & Crumbs, breakfast at Two Eagles Cafe and Indonesian dishes at Hardena. Neighborhood bars like American Sardine Bar and Madira Bar & Grill are also nearby. For errands, Aldi, Target and Giant are all within walking distance.

Walk to parks, green spaces and community gardens

You’ll find plenty of pocket parks in Point Breeze. Wharton Square is one of the neighborhood’s main gathering spots, with tennis courts, walking paths and a playground that is popular with local kids. Families also spend time at Chew Playground, which includes a community pool that brings neighbors together each summer. DiSilvestro Playground is another local favorite, and dog owners often walk to nearby Columbus Square Dog Park. Community gardens like Manton Green and Bouvier Community Garden add even more green space. Just a few blocks away, Keith Haring’s "We the Youth" mural stands as a local landmark.

Living in the city of Philadelphia , traffic only becomes a problem during rush hour. Streets become mainly congested in the downtown area. Traffic around where I live flows like water daily. There is always bicyclists in the street sharing the road with other cars. If one doesn't have a car or bike, using public transportation (SEPTA) can be a quick way to get to where you are going.

It has its ups and downs. Diversity and easy access to other parts of the city are pluses. However, high crime, constant drug-dealing, and an unfortunately aggressive homeless population are minuses.
