Sprawling neighborhood in a central Phoenix location

Set 18 miles northwest of Scottsdale and just west of the McDowell Mountains, Desert View is a densely packed Phoenix community with a diverse range of housing, recreation, and businesses. "The lower prices for homes here compared to areas in Scottsdale are a big draw for prospective residents,” says Chris Castillo, broker and owner of CPA Advantage Realty, LLC, who has over 15 years of experience. Single-family homes here typically range from $550,000 to $900,000, compared to Old Town Scottsdale's price range of $700,000 to $1 million.

Desert View sits right at the junction of Routes 50 and 101, making it easy to travel around Maricopa County. Local schools are highly rated, and the area’s many houses of worship include Shiloh Community Church and Prepare the Way International Church. Castillo says, “Desert View's great for families and anyone looking for a good sense of community.”

Residents support locally owned businesses

Within the neighborhood, North Scottsdale Road is lined with lots of small businesses, fast-food and retail chains, as well as a Whole Foods. Locally owned eateries here include Knead Luv, a gluten-free organic bakery and cafe, and Blue Agave Mexican Cantina, popular for its laidback atmosphere, extensive margarita menu and authentic Mexican cuisine. There are more restaurants along Cave Creek Road, including the family-owned Balkan Cafe, which serves up southeastern European favorites like beef goulash and lamb shank, made from scratch. At Desert Ridge Marketplace, there's a Dave & Buster’s, a Kohl’s department store and a Target; also here is Comicx, a pop culture-themed restaurant with life-sized superhero statues, a Harry Potter-inspired bar, and comfort food favorites like ribeye steak and fish n’ chips.

Getting around from Desert View

Routes 50 and 101 both cross Desert View, granting easy access to Phoenix and Scottsdale, which are both within 20 miles. Tatum Boulevard and Scottsdale Road are two of the neighborhood’s main thoroughfares. Locals generally drive to get around, but most streets are lined with sidewalks, bike lanes and Valley Metro bus stops. The Mayo Clinic is less than a mile away, and Phoenix Sky Harbor International Airport is 19 miles away.

Sports, trails and championship golf

Community sports games and practices are often held at the 1,500-acre Reach 11 Recreation Area, which offers 18 lighted soccer pitches and four baseball diamonds. Also here is Horse Lovers Park, where equestrians can ride in a dirt-packed outdoor arena, and the 2-mile Barrier Free Nature Trail, which leads to Bullfrog Pond, where folks might spot tadpoles in spring. Pocket parks throughout the neighborhood include Pinnacle Dog Park, which has separate areas for small and large dogs. At TPC Scottsdale, one of Arizona’s most well-known golf resorts, residents can play on the same top-tier fairways as the pros, with scenic views of the McDowell Mountains.

Attending the WM Phoenix Open

Each February, the Waste Management Phoenix Open draws more than 700,000 spectators to TPC Scottsdale, making it the most attended golf tournament in the world. The week-long event has a festival-like atmosphere, and the 16th hole is known locally as the best place for fans to let loose and cheer. “It’s a huge event," says Josiah Miller, a Realtor with Josiah Miller Homes who’s lived in the area for 20 years. "People come from all over because the weather’s perfect here in February—it’s like a party golf tournament.”

Diverse housing options in HOA communities

Desert View’s single-family homes and condos are set along sidewalk-lined streets in residential subdivisions, many of which are gated and come with access to shared spaces, like pools and fitness centers. Monthly homeowners association dues typically range from $40 to $400, which go toward community maintenance.

Late 20th-century new traditional homes have three to four bedrooms, and Spanish-inspired details like terracotta-tiled roofs and earth-tone stucco exteriors. Lot sizes range from 6,000 to 9,000 square feet, and most homes have attached garages, plus rock gardens with low-water plantings like agave and cacti. Prices typically range from $550,000 to $900,000, depending on a home’s size and additional features like private pools and covered patios. In the gated Sky Crossing community, four-to-five-bedroom new traditional and custom homes date to the 2010s; these larger, newer homes are set on lots of 8,000 to 15,000 square feet, often include home theaters, game rooms and sprawling pools, and are priced between $900,000 and $2 million.

Condominium communities are generally clustered in the neighborhood’s east, near major thoroughfares like Scottsdale Road. Most condos were built in the early 2000s, with little adornment, two to three bedrooms and layouts of 700 to 1,100 square feet. In the gated Montage Condominium community, residents share a pool and fitness center, and prices range from $300,000 to $600,000, depending on a condo's size. Paradise Peak West is a gated 55+ community with late 20th-century manufactured homes; these two-bedroom units are typically minimal, with carports and gravel-packed landscaping. Layouts range from 1,000 to 2,000 square feet, determining the price range of $100,000 to $200,000. Residents in Paradise Peak West share a pool, pickleball court and a nine-hole golf course.

Paradise Valley Unified District schools receive high marks from Niche

Desert View is part of the Paradise Valley Unified School District, which Niche rates an A overall. Local kids can start school at Fireside Elementary before moving on to Explorer Middle, both rated A; at the latter, students can explore their interests in performing arts classes like piano and musical theater. At the A-minus-rated Pinnacle High, teens may take career and technical education courses that cater to their interests, like culinary arts, digital photography and film production.

Risk of wildfires and flooding

Desert View is at risk of wildfires and flooding. In 2024, the Boulder View wildfire burned almost 4,000 acres and impacted 60 homes near Boulder Heights, about 17 miles northeast. There haven’t been any floods reported in recent years. Phoenix Fire Department Station 52 is within a mile of the neighborhood, and residents can sign up for Maricopa County RAVE Alerts to be notified of neighborhood emergencies.
