Home construction in North Deer Valley began in the 1970s and continued for the next few decades. While most residences predate 2000, some were constructed in the early 2000s, and townhouses can be found that were built as recently as 2020. “There’s a good mix of lots of different types of housing,” says area resident Kirsten Myers, a Realtor with Re/Max Fine Properties. Townhouses go for anywhere from $250,000 to $350,000 depending on floor plan and upgrades. Modest single-story ranch-style and two-story builds start around $300,000, though one with more square footage that was built after 1990 might be over $700,000. While homes built in the ‘70s and ‘80s often have traditional architecture with vinyl siding and shingled roofs, the neighborhood's more recent builds have more of a Southwestern influence with stucco exteriors and red clay-tile roofs. Most residential streets are lined with narrow sidewalks and most homeowners landscape with gravel and drought-tolerant plants.Local sports facilities and hiking trails, plus a water park and golf course
On the neighborhood’s northern side, Paseo Highlands Park has a large, shaded playground and is popular among residents of all ages for its array of fully lighted sports facilities that allow residents to play softball, soccer, pickleball and basketball after the sun sets. The Goelet A. C. Beuf Community Center is on site with a full-size indoor gymnasium ringed by an elevated walking track, as well as a fitness center and dance studio. Just west, Victory Lane Sports Park regularly hosts youth and adult league tournaments at its baseball and softball fields. Right next door to the sports park is Hurricane Harbor, a large waterpark with oversized slides, a lazy river and a wave pool. To the west, Thunderbird Conservation Park spans nearly 1,200 acres through the Hedgepath Hills and provides 15 miles of hiking, biking and equestrian trails of varying elevation and difficulty. Neighboring the conservation park, the popular 18-hole 500 Club has hosted the Waste Management Phoenix Open Pre-Qualifier since 2019, and has a smaller, lesser-known Futures Course with an additional 9 holes.Access to popular shopping and dining chains
For a bite to eat, residents can stop into Times Square on Deer Valley Road for traditional Italian fare like thin crust pizza and pasta, as well as diner-style breakfast classics. Several chains can also be found nearby, like Waffle House, Denny’s and Cracker Barrel. Just south of the 101, Deer Valley Towne Center is home to a variety of retailers including Target, Michael’s and Bath & Body Works, as well as an array of popular restaurant chains like Chili’s Bar & Grill and Panda Express. Costco is just south of the shopping center for groceries and other essentials. Just east of I-17 on Happy Valley Road, the Happy Valley Towne Center is home to additional retailers Barnes and Noble, Lowe’s and a combined TJ Maxx and HomeGoods, as well as a Walmart for groceries. Restaurant chains like Olive Garden and Red Robin Gourmet Burgers and Brews can also be found here.Career-focused learning at Barry Goldwater High
North Deer Valley is zoned for Deer Valley Unified School District, and students may attend Paseo Hills School from prekindergarten through eighth grade, which receives a B-plus rating from Niche. From there, students can attend the B-rated Barry Goldwater High and enroll in a variety of career and technical education courses in fields like sports medicine, media production and information technology.Local museums for archaeology and trains
Just north of Loop 101, the Deer Valley Petroglyph Preserve is highlighted by a quarter-mile trail lined with over 1,500 petroglyphs that range from 6,000 to 200 years old. The preserve is also home to a museum that teaches about the area’s archaeological history and the history of those who carved the glyphs. On the neighborhood’s northern edge, 150-acre Adobe Mountain Desert Railroad Park features a train museum with historical railroad items as well as a large collection of model trails. The railroad park is well-loved for its free public train rides and various special events throughout the year, including a Christmas themed night train ride through an illuminated park.A convenient commute to downtown Phoenix
With immediate proximity to both I-17 and the 101 Freeway, residents in North Deer Valley have convenient driving access to destinations throughout the Valley, including Downtown Phoenix and Phoenix Sky Harbor International Airport roughly 25 miles south. North 35th Avenue and West Pinnacle Peak Road are lined with Valley Metro bus stops, making it possible to commute downtown and surrounding stops without a car. Residents don’t need to travel far for specialized and emergency medical care, as HonorHealth Deer Valley Medical Center can be found next to Deer Valley Towne Center.
