While Port Orange's recreation-filled shorelines attract homebuyers, Cypress Head is a golf course community that has become a destination in its own right. "This is one of the most sought-after neighborhoods in Port Orange," says Linda Lee, a Realtor with ERA Grizzard Real Estate for nearly two decades. Ten miles inland, the neighborhood is formed of several subdivisions of townhouses and detached properties that overlook the greens of Cypress Head Golf Club. "The golf course isn't private. It's municipal so anyone can play anytime. It's one of the best things Port Orange has," says Realtor Lancelot Lenard, a broker associate with Florida Homes Realty & Mortgage. Lenard is a Port Orange resident and a regular player at the club. An HOA manages the community, and residents participate in recreational committees. Lenard notes that the neighborhood draws professionals, retirees and families. Cypress Head is also part of a highly rated school district and offers easy highway access.

Cypress Head Golf Club is a public, award-winning course designed by Arthur Hills and Mike Dasher and ranked among the top courses in Florida. "They have wide, open greens and beautiful landscaping. It's well-maintained with big fairways, Lenard says. "It's challenging enough but not so much that you feel bad about yourself," he says. Residents are also active at the community clubhouse, relaxing by the pool or playing tennis and pickleball with neighbors. The neighborhood is 12 miles from Inlet at New Smyrna Beach and 10 miles from Wilbur Beach, both less crowded than Daytona Beach, 15 miles north. "Many people boat around here," Lenard says. "They visit the Inlet on weekends. It has small islands that are ideal for kayaking and paddleboarding." He also points out Riverwalk Park near Wilbur Beach, home to the Carefree Boat Club of Port Orange, has boat rentals and a launch.

Cypress Head features Spanish Revival homes
The neighborhood has several subdivisions, including one of the same name, Cypress Head, The Golf Villas, The Lakes, The Palms and The Keys. Developed in the 1990s, the Spanish-Revival townhouses and traditional homes have beige and gray exteriors with red tile roofs and decorative details. Many homes also feature in-ground pools with glass sunroofs.
The Golf Villas' condos have two and three bedrooms and are priced between $280,000 and $390,000. Directly across from the country club, The Palms has duplexes, and The Keys features larger houses with two-car garages and prices ranging from $460,000 to over $590,000. Within the larger neighborhood of the same name, Cypress Head is a gated subdivision in the southernmost section with the biggest homes. "This is the one gated subdivision, while the others are not," Lenard says. "HOA dues vary. $135 per quarter for non-gated areas and $200 annually for this one help maintain the gate." Homes in this subdivision are typically over 3,500 square feet and range from $540,000 to $720,000. According to Lenard, new construction nearby might increase property values. The gate contributes to the area's low CAP Index Crime Score of 1 out of 10, significantly lower than the national average of 4.
