Parkrose Heights is not unlike many Portland neighborhoods. It's a bikeable, diverse community with miles of evergreen trees shrouding affordable midcentury homes, religious institutions and welcoming green spaces. But what sets it apart from the rest is the kind of lifestyle and affordability its location offers. "If walking to a restaurant isn't as important to you, Parkrose Heights is a great value," says Realtor Dan Anderson of Keller Williams Portland Elite. "There's a strong Latino and Russian influence in Parkrose Heights, so it can be a good place to look for people who want to make connections within their cultural community." Directly south of interstates and north of light rail lines, commuters have some of the fastest trips in all of Portland, while day-trippers visit downtown more quickly.
Faster commutes and light rail rides
Parkrose Heights sits adjacent to a major interchange for Interstates 205 and 84. "Location-wise, you can't do anywhere better in the Portland area for ease," says Anderson. Residential streets meanwhile contain speedbumps, sidewalks, bulb-outs and bike lanes with lime green crossings for pedestrians and cyclists. Some streets even have bus routes that connect with the Gateway Transit Center, located just a block south, where riders can access three light rail lines.

Local and big box retail nearby
Though not a commercial hotspot, residents have shopping centers and local business adjacent to their neighborhood. Most residents run errands at The Gateway Shopping Center, such as back-to-school shopping at department stores or pantry restocks at a Fred Meyer supermarket. Further east on Halsey Street, the San Rafael Shopping Center houses another grocery store, discount stores, a few chains and locally owned restaurants, such as Chang's Mongolian Grill. In between, residents can find a few locally owned businesses, such as bike shops, vintage clothing boutiques and an Indian grocery store, plus espressos from Jet Black Coffee Company and a night out at McGillacuddy's Sports Bar & Grill.

Parks for adrenaline and leisurely meetups
The neighborhood centerpiece of Knott City Park is a popular community space where residents mingle over little league baseball games, soccer matches or afternoons spent tending the community garden. If the baseball field at Knott City Park is full, residents can head one block south to another at Merrifield Park. Thrill seekers also have their share of amenities to the west at the BMX pump track in Gateway Green. Just south of that is Gateway Discovery Park, a newer city park with a playground and a skatepark for extra doses of adrenaline.

Mossy forest of new builds and midcentury masters
The neighborhood is practically an arboretum for mighty pines and cedar trees that reach to the sky, shrouding the mossy curbs, rose bushes and sugar maple saplings below in a patchy evergreen canopy. Trees and shrubbery segment the grid of modestly sized yards, most of which are occupied by ranch-styles, bungalows or Cape Cods built in the 20th century. Many come with telltale midcentury features like carports, modern latticework, and stacked stone exteriors, while others opt for brightly colored facades. "There's a few new builds, but you're going to mostly find larger lots with midcentury and 1970s homes," says Anderson. "Some of the best midcentury architecture in all of Portland is in Parkrose Heights." Prices remain comparatively low for the Portland area, with established and new builds alike selling for anywhere between $300,000 to $650,000.

Diverse schools with college prep
Students are zoned for the Parkrose School District, which is Oregon's 3rd-most diverse, according to Niche. For grades K-5, students attend Sacramento Elementary, which has a C-plus Niche score and is roughly centrally located, so many students walk there in the mornings. For grades 6-12, students age up to Parkrose Middle and High Schools. Both schools have Niche scores of B. Parkrose High is even in the top 10 best public high schools in Oregon for college prep.

A religious and charitable community
Religion is vital to many residents, so Saturday and Sunday mornings see residents walking to a religious service. Other events, such as food drives at Crossroads Church's food bank or the Portland Adventist Community Center's annual Fall Festival and Fundraiser, highlight the community spirit. "The vibe in Parkrose Heights is 'head down, work hard and help out your neighbor,'" says Anderson.

Things to consider
Being flanked by two interstates means the northernmost and westernmost streets experience more noise than homes closest to the center of the neighborhood. This is especially true during rush hours when the interstates become heavily congested with commuter traffic.
