With recently built parks and new amenities coming in, this part of town continues to see growth and investment. The neighborhood is named after Saint Augustine's University, which borders College Park to the north. New Bern Avenue is lined with businesses and restaurants, and also connects to downtown and WakeMed hospital.

A mix of older, renovated homes and new construction

You can find brightly colored bungalows from the 1940s and '50s next to larger, modern homes from the 21st century in College Park. Many older homes have been renovated, and parcels of land also come up for sale, appealing to developers looking to build up the area.

Since 2017, the city of Raleigh has helped develop almost 150 townhouses and single-family homes on the eastern side of College Park. Most of these housing units are income-restricted, as part of an effort to increase affordable housing options in the area.

Homes in College Park have a relatively accessible price point

Home prices in College Park can vary greatly depending on the age and condition of the property, though houses often sell between the lower $300,000s and mid-$600,000s. The median sale price of a home in College Park is in the upper $300,000s. That's lower than some nearby communities like Oakwood and Battery Heights, but about on par with the adjacent King Charles neighborhood. "It's an attainable price range for an entry-level or downsizer home considering the market in Raleigh," says Ann-Cabell Baum, a Raleigh local and the broker in charge at the Glenwood Agency.

College Park is close to downtown Raleigh and WakeMed hospital

Less than 2 miles east of downtown Raleigh, College Park is very accessible to the city center and the larger region. "It's a commuter-friendly area because of your access to 440, as well as the interstate to the south. It's directly on the new Bus Rapid Transit system. ... It's a precursor of the light rail with faster bus service; every 15 minutes, every stop," says Jason Queen, founder of Monarch Realty Co in Raleigh. New Bern Avenue, the community's main throughway in and out of downtown, also connects to WakeMed hospital, a major area employer 2 miles to the east.

New Bern Avenue has chain restaurants like Cook Out and Bojangles on the border of the neighborhood, and Alamo Drafthouse, a trendy restaurant and movie theater, is a mile away. Nearby downtown Raleigh has many more popular restaurants, breweries, shops and entertainment venues.

Amenities also include parks within walking distance

Green spaces in College Park have been carefully maintained and upgraded in recent years. "They're adding more and more amenities to that area, by the day almost. There's so much going on," Queen says. Some recreation options within walking distance for people living here include:

  • Fisher Street Park, a recently built pocket park with a playground and basketball court
  • Pender Street Park, known as John Stokes Garden, with a path and picnic tables
  • Tarboro Road Community Center, a gathering place with plans for redevelopment
  • Richard B. Harrison Community Library, off New Bern Avenue

Universities and K-12 schools are nearby

The private Saint Augustine's University, one of the country's oldest historically Black universities, is just north of College Park. "The university is historically tied to the College Park community," says Demarcus Williams, Associate Vice President of Global Marketing and Communications at the university, who notes faculty and staff are among the neighborhood's residents. North Carolina State University and William Peace University are also within a few miles of the neighborhood.

Wake County Public School System serves K-12 students in the area, and the district earns an overall A rating from Niche. Highly rated options around College Park include Powell Magnet Elementary School.
