Living in Oakwood, a preserved 19th-century Raleigh neighborhood

Oakwood, one of Raleigh’s oldest neighborhoods, showcases preserved 19th-century architecture along its tree-lined streets. Bordering downtown Raleigh, this community is steps from the city center, but enjoys a close-knit, residential environment. Highly rated Wake County schools serve the area, and two private colleges – Saint Augustine’s University and William Peace University – are on either side of Oakwood. You can also walk to community mainstays like SmokeStacks Cafe and Side Street Restaurant, plus the Historic Oakwood Cemetery and Oakwoods Common Park.

Historic homes with a neighborhood emphasis on preservation

Oakwood’s shaded streets, laid out in a grid pattern, have an established feel. “You can drive down Oakwood and see trees that you can’t even put your arms around,” says Jacquelyn Raynor, Realtor at Long & Foster. Homes from the mid-19th and early 20th centuries line the street, including Queen Anne, Victorian and Neoclassical Revivals. Many homes feature elaborate latticework, wraparound porches and colorful paint jobs. There are also smaller, hundred-year-old bungalows and New Traditional homes built in recent decades. “It’s a great example of the new mixed with the historic,” says Ryan Sabatini, a Broker with Rich Realty Group who has been selling in the area for five years.

Homeowners here have to abide by historic preservation restrictions. Any changes to a home's exterior must be approved by the city’s Historic Development Commission.

Smaller bungalows and cottages usually land in the lower end of the range, while spacious, updated homes represent the higher end. Oakwood’s median sale price is in the low $800,000s, higher than Raleigh’s median, which is in the mid-$400,000s. However, the neighboring community of Mordecai has a similar median, in the upper $700,000s. About half of Oakwood's residents are renters.

Commuting to downtown Raleigh on foot or bike

Since Oakwood borders downtown Raleigh, it’s easy to bike or walk into the city center. GoRaleigh buses also service stops along Lane Street in Oakwood. For farther trips, U.S. Route 401 connects to Interstates 440 and 40, Raleigh’s beltline around the city. These major roadways connect Raleigh-Durham International Airport and Research Triangle Park, though traffic can be heavy during peak hours.

Finding parking in Historic Oakwood

There is also street parking, but it can be competitive during events like the Oakwood Candlelight Tour. Surface lots just outside the neighborhood can accommodate more parking when necessary.

Highly rated Wake County schools and several universities nearby

Oakwood is located just between two private colleges: William Peace University and Saint Augustine’s University. North Carolina State University, a public institution with more than 40,000 total students enrolled, is about 2 miles east.

Younger students may attend the Wake County Public School System. They may begin at Powell Elementary School or Conn Magnet Elementary School before continuing to Oberlin Middle School and Broughton High School. All of these schools earn high ratings from Niche.

Around the block from the North Carolina Executive Mansion, Side Street Restaurant is a family-run favorite in Oakwood. Here, you can stop in for soups, salads and sandwiches in a cozy space with art-covered walls. “Side Street has been there forever. It’s in an old house. It’s so charming,” Raynor says. Other neighborhood amenities within walking distance include:

  • Oakwood Commons Park, a small neighborhood park with a playground
  • Oakwood Cemetery, a historic space for contemplation and education
  • Krispy Kreme’s second-oldest location, serving hot, freshly made doughnuts
