Quiet residential hamlet, city locale
Home to the iconic Stella’s restaurant, Malvern Gardens is a leafy sanctuary tucked into Richmond’s West End just 5 miles from downtown Richmond and a few blocks from the Museum District. Although one end of the little neighborhood gets a little noise from traffic on Interstate 195, it’s surprisingly quiet for being in the city, and its shaded sidewalks often see locals walking their dogs, going on daily runs, biking and taking their kids to school on foot or watching over them as they play in the street. “The neighbors really like it because it’s walkable and it has a nice small community feel,” says Jenny Maraghy, the team leader and broker of The Jenny Maraghy Team at Compass who has over 30 years of experience selling homes in Richmond. “You’ve got neighbors who put out a cooler of water with cups for runners and numerous little free libraries.” Although the neighborhood is undeniably urban with its grid-like streets and nearby city amenities, this gives it a quieter residential atmosphere that hinges on a close-knit community.

Stately brick homes starting at $400,000
Many of Malvern Gardens’ older homes, which were typically built between the 1920s and 1950s, are built out of brick. Colonial Revivals and Federal-style houses are common, as are ranch-style homes, Tudors and Cape Cods. A few homes have off-street parking or garages, but they all offer on-street parking. “There’s an alley system that most of the houses back up to, so it helps with anything from trash pickup to any sort of landscaping work,” says Dany Srour, the operations manager for the Maraghy Team.
Townhouses in Malvern Gardens typically cost between $600,000 and $800,000, but single-family fixer-uppers can start as low as $400,000. “Right now, for homes that are under $500,000, your potential buyer is not only going to be an owner-occupant but also builders and developers,” Maraghy says. “If it’s under $500,000, it’s really a candidate for a potential teardown.” Fully renovated or newly constructed homes can sell for between $1.1 million and $1.6 million, and home prices are on the rise. According to Maraghy, there’s been a 50% increase in home prices over the last four years — and homeowners who have been in the neighborhood for 10 years have seen their homes approximately double in value. “I think it’s one of the most solid investments that you can make,” Maraghy says. “Having done this for 30 years, your investment in that area is pretty assured to have a nice appreciation over a long time.”

Stella’s and local businesses on Lafayette Street
Right in the heart of the neighborhood, Stella’s is the most recognizable spot in all of Malvern Gardens — and one of the most notable eateries in the entire city. In fact, it’s been voted Richmond’s best restaurant in a Richmond Times-Dispatch poll multiple times. “When real estate agents put homes on the market in that area, ‘walkable to Stella’s’ is always a big selling point,” Maraghy says. Right next door, locals head to Stella’s Grocery to pick up a few essentials, wine or pick up to-go deli meals or baked goods or shop at Our Life by Stella’s, a clothing and lifestyle store owned by the same family. Blackbird Salon and Homme Essentials, a menswear and home goods boutique, are also on the block, and many residents start their days with a quick dose of caffeine and a pastry at Reviresco Coffee Company just outside the neighborhood.
Malvern Gardens is almost exclusively residential, but it’s only a mile away from the Carytown, Museum District and Scott’s Addition neighborhoods, which are filled with trendy restaurants, bars and shops. The Shops at Willow Lawn are also just over a mile away, offering a collection of well-known chain department stores and restaurants alongside a Kroger.

Richmond festivals right next door
Every November, the Richmond Marathon’s course runs right along Monument Avenue, which marks the northern edge of Malvern Gardens, making the event a big part of life here. The Greek Festival, which is held at the nearby St. Constantine Church at the end of May or beginning of June, is also incredibly popular, featuring music, dancing and food.

With a quarter-mile gravel track dotted with calisthenic bars encircling two tennis courts, a soccer field and a basketball court, residents of all ages pack this park after school and on weekends. “In the springtime you’ve got lacrosse or soccer, lots of dog walking in that area,” Maraghy says. Just outside the neighborhood, The Thomas Jefferson “Tot Lot” features a fenced-in play area with swings and jungle gyms, along with shaded benches where parents can be found chatting amidst the joyful shrieks of happy toddlers.

Bus stops dot Patterson and Maraghy and Srour both note that the neighborhood has received new bike lanes. World-class museums are just next door in the neighboring Museum District, and Malvern Gardens is about 3 miles from both the University of Richmond and Virginia Commonwealth University.
