Whimsical architecture, shady trees, cafes and salons on the first floors of aging brick buildings are hallmarks of Park Avenue, a centrally located Rochester neighborhood. Locals can walk to restaurants and barbershops, spend their weekends at art and science museums and easily access points east and west via Interstate 490. “The biggest thing is that it’s central,” says Dan Jones, a real estate salesperson with Keller Williams Team Hilbert who lives in the neighborhood. “You can get anywhere from either neighborhood within about 20 minutes.”
Quaint Victorian architecture and tree-lined streets define the charm of Park Avenue.

Tudor and colonial 1800s and 1900s homes
Homes in Park Avenue were built in the late 19th and early 20th centuries. Storybook elements, like wraparound porches, stone walk-ups and pointed pediments are common. Tudors and colonials dominate the neighborhood, but there are also a handful of Cape Cods and ranches. Houses sit behind small front lawns and sidewalks and underneath tall, shady trees. Prices range from $200,000 to $650,000. The neighborhood has tons of dog owners, says Jones. “Everybody is out and about walking their dogs,” he says. “People set up street stations all over the neighborhood, which is fun and exciting, and the neighbors are awesome.”

Fresh beers and summer salads from local cafes
Cafes, pubs and restaurants are within walking distance from houses in Park Avenue. Half Pint Pub pours Guinness from a tap behind a wooden bar, and next door the Red Fern serves vegan baked goods. Summer salads and panini are on the menu at Magnolia’s Deli and Café and Roux serves French fare from a cozy dining room with comfy booths. “There’s such a wide variety of food, which is such an important thing to the Park Avenue area,” Jones says. Jine's Restaurant is 50-year neighborhood staple cooking three meals a day. Little Shop of Hoarders sells vintage and resale clothing. Prescriptions can be filled at Walgreens, and convenience goods are available at Monroe Mart Deli & Grocery. Nearby Price Rite has weekly groceries and household items.
Park Avenue residents have many choices for eating al fresco.

Views of the Rochester skyline from a park
Cobbs Hill Park, a 100-plus acre green space, sits just south of Park Avenue. It has walking trails, including an elevated pathway with views of the city, and a fitness court, plus athletic fields and tennis facilities. Kids can play on the playground and people can also rent cabins at the park. The Genesee River sits a few miles west of Park Avenue. A new state park providing access to the river’s waterfalls and gorge is in the works.

Science museum and lilac festival
The Rochester Museum and Science Center houses over a million artifacts in its collection and offers a planetarium, nature preserve and garden. Each spring, the Rochester Lilac Festival blooms at nearby Highland Park. The community gathers there for live musical performances, food and drink and huge gardens with hundreds of lilac varieties. During the holidays, the neighborhood is bright with Christmas lights during its tree-lighting ceremony. “It’s somewhere all walks of life want to be,” Jones says. “It’s got a nice sense of community, and who doesn’t want that?”
The Rochester Museum & Science Center is dedicated to education in science and technology.
The Rochester Lilac Festival is an annual art, music, food and flora festival in Highland Park.

Rochester City Schools District
Kids in Park Avenue can attend Rochester city schools. Francis Parker School No. 23 serves the student population for kindergarten through sixth grade and scores a C-plus with Niche. Middle schoolers will head to Loretta Johnson Middle School, which opened in fall 2024 and is unrated by Niche. Most kids in the area attend James Monroe High School for Grades 9-12, but the district offers a school choice program. The high school is rated C-plus and offers extracurriculars like sports and yearbook. Its SMART Program provides a pathway for student-athletes who want to finish their degree but also qualify for future sports opportunities.

Driving downtown takes about 5 minutes, and Rochester’s Amtrak station is also minutes away by car.
