Located at the confluence of the Beaver and Ohio Rivers, Rochester Borough has a rich industrial history dating back to the mid-1800s. The borough’s riverfront location made it a destination for factories such as the Rochester Tumbler Company, a major employer throughout the early 20th century. These industrial hubs sat next to the Pennsylvania Railroad, where hundreds of passenger and freight trains passed through Rochester Borough daily. While its factories have since closed their doors, Rochester Borough now offers a small-town community with a walkable business district, a variety of waterfront attractions and a central location in the heart of Beaver County. “Rochester is a growing community with access to small businesses. There’s a large school-age population, and it’s a family-friendly town,” says Taylor Thomas, a Realtor with Realty One Group Horizon and a lifelong resident of Beaver County. Also known as the Hub of Beaver County, the borough is less than 30 miles from Pittsburgh and boasts proximity to major thoroughfares such as Pennsylvania Route 65.

Shopping, dining and theater in the business district
A rotary-style town square anchors Rochester Borough and connects the commercial corridors of Adams Street and Brighton Avenue. While the business district has seen an influx of vacant storefronts, local businesses like Fritz’s Barber Shop and Valley Om Yoga continue to serve the community. The dining scene ranges from casual spots like My Hero’s Sub Shop and Asian Kitchen II to award-winning restaurants like Rochester Smokehouse & BBQ, known for its southern-style comfort food that’s won the Best of the Valley Community’s Choice Awards for best ribs each year since 2022. “The smokehouse meats are undeniably delicious,” Ball says. Over on Brighton Avenue, Cantina Bar and Grill serves traditional Mexican dishes topped with their homemade salsas. The essentials can be picked up at the Madison Square shopping center, which is a bit further west along Brighton Avenue and includes stores like Dollar General and Giant Eagle Supermarket. The shopping center is also home to North Way Christian Community’s Beaver Valley campus, a multi-site house of worship that hosts events for students, seniors and more. There’s also a vibrant arts and culture scene in the borough. The Center Theatre Players perform family-friendly musicals in the historic Rochester Borough Theater, while R-ACT Theatre Productions puts on big-ticket and in-house productions year-round.
