North Oak Park, where young professionals flock

Set at the junction of Route 50 and Highway 99, just west of UC Davis Medical Center, North Oak Park offers a thriving small business corridor and recently renovated 20th-century homes. Developed as a working-class suburb in the late 1880s, North Oak Park was one of the few Sacramento neighborhoods that didn’t enforce racial covenants on land ownership in the 20th century. It saw an economic downturn in the 1980s and ‘90s, but community-bolstering efforts by local organizations like St. Hope and City of Refuge Sacramento began to show results in the 21st century. “It’s neat to see the transition in 10 years,” says Robin Rollman, real estate agent with Rollman Properties. “Lots of unique businesses are popping up, and everyone is there to make their mark and add to the culture.” UC Davis Medical Center is a major employer here, attracting many young professionals, and its campus is currently undergoing construction on a massive expansion that's set to be finished by 2030.

Local restaurants and small shops on Broadway

Along Broadway between 32nd and 36th Streets, residents stroll between locally owned shops and eateries. Many commercial spaces feature colorful murals, and The Plant Foundry, an indoor/outdoor plant nursery, has a garden's worth of fragrant flowers on display. Faria Bakery is a go-to for freshly baked baguettes, seed loaves and sea salt fougasses made with local ingredients, and Fixins Soul Kitchen offers Southern classics like shrimp and grits, as well as signature cocktails like Adult Kool-Aid. The beer labels at Oak Park Brewing Co. are designed by local artists, and this popular spot offers a full menu of American fare, a weekend brunch special and patio seating. “People sit outside at Oak Park and just enjoy the community and the weather,” Rollman says. Nearby grocery stores include the employee-owned, Hispanic-focused Rancho San Miguel Markets, and national chains like Smart & Final. Every Saturday from May to November, the Oak Park Farmers Market is held just south in McClatchy Park.

Film festivals at The Guild Theater and First Fridays on Broadway

Over the course of North Oak Park's long history, residents have been actively involved with local nonprofits, uplifting creatives and small businesses in the face of economic strife. St. Hope, one of the most prominent organizations, encourages economic development and creates community spaces. It also operates The Guild Theater on Broadway, which hosts free family movie nights and, each October, the Oak Park Black Film Festival. The Oak Park Business Association holds First Friday celebrations every month from May to December, where locals get together for live music and food trucks while supporting local businesses on Broadway. Local creatives can visit Hacker Lab’s Made, a nonprofit makerspace where members can use professional-grade artistic equipment and take classes in various crafts.

Craftsman bungalows among tree-lined streets

Throughout North Oak Park, sidewalk-lined residential streets are lined with elm, oak, plane and palm trees. Most homes in North Oak Park were built between 1900 and 1925, and include Craftsman bungalows, American Foursquares and the odd Queen Anne property; many have been renovated in recent years. Most of these historic homes have covered front porches, and their front yards are bordered with wooden or wrought iron fences; some have slightly larger lots that include backyard gardens. Prices range from $300,000 to $680,000, depending on how well a home has been maintained. Midcentury Cape Cod-style homes and minimal traditional bungalows are dotted around the neighborhood's east side, ranging from $400,000 to $675,000 depending on how recently it's been updated or remodeled. 21st-century homes are more common on the west side, including new traditional homes with vinyl siding and flat rooflines, and modern craftsman-style homes with wide front porches. Prices for these newer homes fall between $550,000 and $750,000 depending on square footage, which ranges from 1,300 to 2,300 square feet. Some midcentury homes have been converted into multiplexes with two to four rentable units. Prices depend on condition and recent renovations: Fixer-uppers range from $400,000 to $800,000, while updated properties range from $800,000 to $1.2 million.

The carnival-themed McClatchy Park and other nearby green spaces

The 15-acre McClatchy Park, just south, is the area's main green space. Once the site of the Joyland amusement park, this public park includes a carnival-themed playground, as well as a butterfly garden, skate park and 9-hole disk golf course. During the hot summers, when temperatures often top 100 degrees, locals can visit the park’s public pool and splash pad. Near North Oak Park’s southeastern corner, Fourth Avenue Park is a smaller but well-loved neighborhood park with a playground of its own, plus a basketball court and open grass field. The nearby Oak Park Sol Community Garden has 15 rentable garden plots where locals grow sustainable produce.

Easy access to U.S. Route 50 and Highway 99

U.S. Route 50 and Highway 99 intersect at the neighborhood’s northwest corner. Downtown Sacramento is 4 miles away, and UC Davis Medical Center is just north. Sacramento Regional Transit buses travel the neighborhood's perimeter and along Broadway, and bike lanes on major roads make it easy to get to nearby shops without a car. Sacramento International Airport is about 15 miles away.

Local education offers STEAM schools and IB programs

David Lubin Elementary School serves kindergarten through Grade 6, and earns a B-plus from Niche; the school is known for its rigorous STEAM Program, which highlights critical thinking, communication and collaboration. The B-rated Umoja International Academy is a public International Baccalaureate (IB) World School where middle schoolers complete the IB Middle Years Programme, and high schoolers complete the IB Diploma Programme. Both of these pathways are designed to prepare students for higher education and promote intercultural understanding. Alternative education options within the neighborhood include the D-rated American Legion High, a credit recovery high school focused on supporting academic preparedness by keeping class sizes small and giving students more one-on-one attention.

Ongoing expansion projects at the nearby UC Davis Medical Center

North Oak Park's proximity to UC Davis Medical Center, a major area employer, attracts many residents, including young professionals. Construction on a large expansion project began in July 2024, adding new operating rooms, leading-edge burn care facilities and over 300 private rooms. Expected to finish by 2030, the project will bring even more jobs to the area, especially in the medical sector. Construction is also underway for Aggie Square, a mixed-use development adjacent to the medical center with research facilities and other community amenities that have yet to be announced. Phase one of the Aggie Square complex is expected to finish in the winter of 2025.

I know that when I first moved here crime was prevalent, but in the last couple years things have definitely gotten much better. Police are more active and the neighborhoods have become safer. Still has it's days but I would say that I feel much more comfortable living here now.
