Sundance Lake is made of smaller communities

Sundance Lake is a Sacramento neighborhood made up of several subdivisions. “It’s a bit of a misnomer,” says broker and Realtor John Woodall with Lyon Real Estate, who has worked in the area for about 28 years. “There are actually three lakes.” Besides the titular body of water, there is Fisherman’s Lake and Westlake, the latter sitting just north of the neighborhood. There are also several smaller subdivisions within the neighborhood. Woodall lives in Four Seasons at Westshore, a 55 and up community. Students can attend Natomas Unified School District, which earns an A-minus from Niche, and play at Blackbird Park after school. Interstate 5 connects residents to downtown Sacramento, where residents eat, shop and attend city celebrations.

Mediterranean influences fill the neighborhood

While the neighborhood is collectively called Sundance Lake, it is only one of the communities that fills the area. Sidewalks line the residential streets, letting residents walk along the manicured lawns decorated with palm trees and bushes. With stucco exteriors and tile roofs, the new traditional homes in this neighborhood often have Mediterranean influences, although some Craftsman houses are scattered throughout. Many of these properties, built as recently as 2019, are multilevel houses, although 55 and up communities such as Four Seasons at Westshore tend to be single-story. Prices typically fall between $450,000 and $650,000; lakefront properties can cost upward of $700,000. Homeowners association fees start at about $40 a month, and can cost as much as $250 a month.

Students attend highly-rated Natomas schools

As part of the Natomas Unified School District, students can start at Paso Verde, which teaches kindergarten through eighth grade and receives a B-plus from Niche. Inderkum High School earns an A-minus and offers academic programs such as the Broadcast Media Pathway, where students can develop media and communication skills. The district manages the Natomas Pacific Pathways Prep schools, also called NP3, a collection of public charters that build leadership skills. It is located in the neighborhood.

Neighborhood parks and tree-lined trails

There are several parks the neighborhood. “Blackbird Park is brand new,” Woodall says. The park opened in 2021 and features two dog parks, a playground and a community garden with a shared storage shed and tools. Woodall says that Swainson’s Hawk Park is another popular place that residents visit, with soccer and bocce ball courts. At Sundance Park, families can have a picnic while enjoying waterfront views. Locals can hike along Fisherman’s Lake Parkway, a trail that runs along trees planted by the Sacramento Tree Foundation. “They have planted over 1,000 trees in the area,” Woodall says.

DOCO is about 6 miles away

Sundance Lake is about 6 miles from the Downtown Commons, locally known as DOCO, a retail center with shops, such as Macy’s and Urban Outfitters, and eateries, including Yard House and Sauced BBQ and Spirits. DOCO is also home to the Golden 1 Center, home to the Sacramento Kings, which doubles as a concert venue. For options a little closer to home, residents can grab dinner at Naan Twist Indian Food, just outside the neighborhood, or one of the restaurants at Natomas Town Center, less than 1 mile away, including Teriyaki Maki, known for their sushi. Locals can get groceries at Bel Air or Safeway and find organic food at Sprouts Farmers Market. Home Depot, Lowe’s and Target are all about 3 miles away.

Locals attend Sacramento events

The city of Sacramento hosts events throughout the year, including the annual Farm-to-Fork Festival, which celebrated its 10th anniversary in 2023. The festival celebrates the city’s food and agriculture alongside a lineup of musicians. Locals can attend the free Concerts in the Park series every Friday night during the summer.

Interstate 5 connects Sundance Lake to downtown

Sacramento Regional Transit, or SacRT, offers bus stops along Del Paso, although many residents rely on their cars. “We’re only seven to 10 minutes to downtown,” Woodall says. Interstate 5 borders the neighborhood and will carry drivers about 8 miles into the city. Sacramento International Airport is about 5 miles away, and the nearest emergency room is about 10 miles away, in the Sutter Medical Center.

Flood insurance in Sundance Lake

According to FEMA, Sundance Lake has a 1% annual chance of flood hazards. Flood insurance is encouraged for all homeowners and required for anyone with a federally-backed mortgage. The city introduced some efforts to reduce area flooding. “Fisherman’s Lake cannot be fished in; it’s actually a detention for rain and storm run-off,” Woodall says.

The quality of public transportation is medium. In my area they keep the bus route off the main line noticeably to demote wandering pedestrians, you either need a bike or a car to get out of the neighborhood.
