North Saint Cloud’s new suburbia in the Osceola County countryside
North Saint Cloud is a woodsy, wetland-pocketed area near East Lake Tohopekaliga that’s joined in on the suburban development boom of northern Osceola County. “We have a good price point to go in and buy a house, we have good schools and we have a master community plan. There’s going to be a before and after here,” says Luis Castellano, a broker associate with Naim Real Estate who’s served the area for 5 years. “And you’re close to Lake Nona, so you can drive 10 minutes to all of those restaurants and the commerce.” The busy Narcoossee Road corridor connects North Saint Cloud to the fast-growing Orlando bedroom communities of Lake Nona and Saint Cloud. But, not far from new single-family neighborhoods and businesses, residents can still enjoy the naturally beautiful lakes and oak forests that continue to define central Florida.
Suburban neighborhoods and HOA amenities of many kinds
Private communities of all kinds branch from Boggy Creek and Narcoossee roads, many of which were developed since the 2010s. Subdivisions might be full of manufactured houses or New Traditional houses, set along sidewalk-lined streets and cul-de-sacs. “We have communities with a lot of amenities and those without any amenities. I explain that all the time, you can find whatever you want here,” Castellano says. Some buyers choose communities like Lake Pointe at Toho, paying homeowners’ association fees for access to private amenities like swimming pools, boat ramps, playgrounds and gated entrances. Others prefer secluded homes on woodsy country roads without HOAs. Detached single-family homes typically sell for around $300,000 to $1 million, but houses built on a waterfront or larger acreage can go for up to $1.7 million. Most manufactured homes range from around $190,000 to $470,000, but ones built on more acreage can also reach over $1 million. Townhouses sell for around $300,000 to $410,000. North Saint Cloud has a CAP Index Crime Score of 2 out of 10, lower than the national average of 4.
East Lake Toho and nearby Osceola County recreation
Sometimes called East Lake Toho for short, East Lake Tohopekaliga is a public, 12,000-acre aquatic recreation hub surrounded by North Saint Cloud’s many smaller, private lakes. Ralph V. Chisholm Regional Park offers a beach and boat ramp just south of the community, plus classic amenities like picnic pavilions, playgrounds and athletic facilities. Hikers share miles of trails with gopher tortoises and wild turkeys in Split Oak Forest Wildlife and Environmental Area, which conserves nearly 1,700 acres of wetlands and woods in Osceola County and Orange County. Narcoossee Community Park’s small, shaded playground is next to a rentable community center. Youth leagues square off on the nine athletic fields of the Austin-Tindall Sports Complex.

North Saint Cloud is served by The School District of Osceola County, Florida, which earns a B-minus from Niche. Kids may attend Narcoossee Elementary School and Narcoossee Middle School, which each receive a B grade. Tohopekaliga High School also scores a B, and offers career and technical education pathways in areas like hospitality and tourism and information technology. Students can apply to enroll in Osceola County schools outside of their attendance zones through the district’s choice program.

Businesses sit along North Saint Cloud’s stretch of Narcoossee Road, from mom-and-pops like Narcoossee Feed & Hardware to chains like Publix and Domino’s Pizza. Commercial life is more concentrated up the road in Eagle Creek, where diners can find restaurants serving global cuisines like Don Julio Mexican Kitchen and Peruvian-centric Pisco Express. Walmart, Lowe’s and other big box stores are closer to Narcoossee Road’s intersection with state Road 417.
Traveling around Osceola County and into Orlando
Downtown Saint Cloud is about 10 miles away, as is Lake Nona Medical City, a sprawling campus of major hospitals and regional employers like HCA Florida UCF Lake Nona Hospital. Orlando International Airport is also roughly 10 miles from home. Downtown Orlando is closer to a 25-mile drive. Traffic is common on Narcoossee Road during peak hours, thanks to its many branching subdivisions and connections to busy commercial strips and commuter highways like state Road 417.
Conservation celebrations at Split Oak, private community events
The Friends of Split Oak Forest organization puts on volunteer events in its namesake wildlife area, including seasonal Bioblitz weekends. In the spring and fall, locals set out into the woods and wetlands, documenting the unique plants and animals that call Split Oak Forest home and attending talks and workshops on topics like conservation and species identification. Private neighborhoods throughout North Saint Cloud often host community events of their own, like Lake Ajay Village’s annual Easter egg hunt.
