Moving to South St. Cloud for a slower pace

South St. Cloud sits just beyond the downtown bustle, offering a rural, primarily residential landscape. Spanish moss drapes over trees, and marshes stretch along the lakes and open farmland. “We like it because we’re farther out of Saint Cloud, so we have acreage, animals and privacy,” says Realtor Kimberly Bass with La Rosa Realty, who has sold in the area for 20 years. “Everything’s nearby, but we’re still out in the country.” Though commercial development may seem worlds away, St. Cloud’s attractions, retail and restaurants are within 10 miles of most homes.

Rural lots, suburban streets and lakefront properties

Several factors draw buyers to South St. Cloud over other neighborhoods in the city. “The taxes are cheaper, and we have larger parcels,” Bass says. “There are still some areas without HOAs, and it’s more laid back.” Buyers will find a wide variety of residential communities and housing options. Some streets are more suburban, with sidewalks and densely packed lots. Other properties sit far off country roads. There are many newly developed communities with New Traditional homes built within the last five years. Ranch-style houses from the 1980s and ‘90s are also common. Most properties sell from around $300,000 to $700,000. Small homes, often in need of renovations, can start below the typical price range, and large lots in the country or waterfront homes may reach just over $1 million. The CAP Index Crime Score is 2 out of 10, lower than the national average of 4.

Outdoor recreation shapes everyday life

From sprawling wetlands for off-roading adventures to boat rides on the lake, South St. Cloud offers plenty of outdoor activities. Alligator Lake and Lake Gentry are smaller reservoirs for fishing and boating, while Lake Tohopekaliga, the largest in the county, is the main spot for water activities. “Lake Tohopekaliga, which we call Lake Toho, is a big draw here,” Bass says. “You can get to the beaches, boat launch and the lakefront park in just minutes.” The area is also home to Amazing Animals, a wildlife preserve with an array of exotic animals, including capybaras and ring-tailed lemurs. Golfers can choose from several courses nearby, such as Royal St. Cloud Golf Links and Harmony Golf Preserve, both of which are open to the public.

High school offers technical programs from agriculture to finance

The School District of Osceola County serves South St. Cloud. School choice in the county includes magnet academies, an open-enrollment option under state law and out-of-district transfers. On the western half of the area, children often attend Canoe Creek K-8 School, which earns a B-minus rating from Niche. Elementary students on the neighborhood's eastern side may attend the B-rated Harmony Community School before heading to the B-rated Harmony Middle School. All students typically graduate from Harmony High School, which has a B grade and offers career and technical education programs in fields ranging from agriculture to finance.

Where to shop and eat in the city

Many people move to South St. Cloud for its lack of commercial development, though everyday shopping and dining are close by. Crosscreek Village, located at the northwest corner of the area, has a Publix, Walgreens and several fast-food restaurants. The nearest Walmart is about 2 miles north of this shopping center. Most people head to downtown restaurants for a meal out. Popular spots include Phyre Saloon and Steakhouse, as well as Loading Gastrobrunch for breakfast, lunch and cocktails on weekends.

Main highways connect to Orlando and nearby health care

Florida’s Turnpike and U.S. Route 192 run through the outskirts of the area. The turnpike leads 35 miles north to Orlando and 25 miles to the Orlando International Airport. Medical care is about 8 miles away at the Orlando Health St. Cloud Hospital.
