Recreation and employment bring homebuyers to St. Cloud's Northside-Hester Park
Northside-Hester Park is known for its location on the Mississippi River and proximity to St. Cloud Hospital, one of the city’s largest employers. “It sits on a bluff above the river, so you can sit at the park and have views of the water and towards downtown,” says Scott Zlotnik, community services and facilities director at the St. Cloud Parks and Recreation Department. “I think people realize this is kind of the healthcare mecca of our region, so they want to be closer to those services.” The neighborhood is one of the oldest in the city, with development beginning in the early 1900s and booming in the middle of the 20th century. While local parks and the hospital are the main draws, Northside-Hester Park is also just north of downtown, offering easy access to shopping, dining and other regional employers.
Established homes line the quiet streets of Northside-Hester Park
Homes include a mix of styles from the early to mid-20th century. Bungalows and Craftsman houses are among the most common, but there are also plenty of cottages and ranch-style homes along the tree-lined streets. Most residences have yards large enough for outdoor activities, with a median lot size of just over 9,000 square feet. Detached garages are common, often in alleys behind the homes. The neighborhood has slightly more renters, with owners making up about 47% of the population. Prices here typically range between $100,000 and $300,000. Some lower-elevation areas along the river have a significant flood risk.
Neighborhood parks provide plenty of fun along the Mississippi River
Hester Park is a 13-acre green space on the neighborhood’s east side along the Mississippi River. Features include a playground, walking paths, a tennis court and a wading pool. The park also has a series of stone bridges and staircases that the Works Progress Administration built in the 1930s. Zlotnik says the proximity to the hospital makes this spot a popular place for employers to walk throughout the day and take their lunch breaks. Other outdoor spaces include Centennial Park, which recently received significant renovations. “It will be one of the primary community parks. It’s got a splash pad, a brand-new playground and a brand-new basketball court. It’s really going to be a highlight that everyone will want to go to,” Zlotnik says. River access is available at Butler Park, where visitors can launch a kayak for a day of paddling or fishing.
Downtown St. Cloud offers a mix of restaurants
The proximity to downtown offers plenty of dining options. Dolsie’s Lunch Box Grille is a casual weekday lunch spot known for its sandwiches and snacks. Olde Brick House is a traditional Irish pub with wood paneling and stained-glass décor. A few more restaurants are located in Centennial Plaza on Veterans Drive, which is also home to Good Earth Food Co-Op, a locally owned organic grocery store. Other nearby grocers include Coborn’s on First Street South or Target on Lincoln Avenue.
St. Cloud events bring excitement to the neighborhood
Northside-Hester Park hosts one of St. Cloud’s largest annual events: the Granite City Days Parade. This parade takes place each June, starting at Hester Park and running south along Sixth Avenue and St. Germain Street. It’s part of a four-day festival that also includes live music, art shows, food trucks and vendors at various locations throughout the city. St. Cloud’s annual July 4th Fireworks show takes place from a river barge, and Hester Park offers an ideal viewing spot for the event.
St. Cloud Schools connect students to their next steps
Madison Elementary School gets a C from Niche, while North Junior High School receives a C-plus. Each school is just west of the neighborhood. Apollo High School earns a B-minus rating and serves approximately 1,200 students. The school offers several programs allowing students to earn college credits, including the Huskies in the High School, a partnership with St. Cloud State University. St. Cloud Technical & Community College is just north, on Northway Drive. Home to around 5,000 students, the school offers over 75 programs and boasts a 99% job placement rate.
Bus routes and main roads offer easy transportation around St. Cloud
Ninth Avenue, Sixth Avenue and Veterans Drive are thoroughfares that lead to other St. Cloud neighborhoods, including downtown and areas west of Northside-Hester Park. Public transit is available via several Metro Bus routes, offering service to downtown and nearby cities like Sartell and Sauk Rapids. St. Cloud Hospital on Sixth Avenue has multiple bus stops and is also walkable from much of the area. The ample sidewalks, grid layout and proximity to downtown make Northside-Hester Park a walkable community.
