South City community with centuries of history
Founded in 1767 as a city and annexed by St. Louis in 1870, Carondelet is one of the oldest neighborhoods in the city limits. Though the South City community maintains a historical feel in its architecture, its reputation is more focused on its quirky atmosphere. “It’s a neat area that has a small town feel in the middle of a big city,” says Jeff Uren of Worth Clark Realty, an agent with several sales in the area and a former Carondelet resident. “It’s a very odd, weird little place.” Whether meeting up for a Magic the Gathering game at Bodach’s Games or enjoying the flavors of the Garlic Festival, the neighborhood keeps the community entertained — but the connection between residents is about more than fun and games. Carondelet also strives to ensure all residents feel supported through nonprofits like the Carondelet Community Betterment Foundation.

Stores within walking distance and fun along South Broadway
With Loughborough Commons at the corner of Carondelet Park and Interstate 55, groceries at Schnucks and tools at Lowe’s Home Improvement are within a mile from most homes. Many local businesses line Ivory Street and South Broadway, a step outside Carondelet, including Stacked STL — a casual burger joint that lets customers choose from over 20 toppings. Spots like Speakeasy Café and Cecil Whittaker’s Pizzeria are also right in the neighborhood, expanding walkable options to all ends of the dining spectrum. When looking for fun, Bodach’s Games sells classic video game consoles, and the Sinkhole hosts local bands along South Broadway.

Cranking up the tunes at Fanetti Fest
Carondelet’s creativity shines at events like Fanetti Fest, a music festival in October, and the Carondelet Concerts in the Park series in June and July. The neighborhood also includes the Ivory Theatre, a community theater hub housed in a 19th-century church. Despite the apparent love for the arts, the neighborhood also maintains a love for food. Carondelet hosts a garlic festival at the park in the fall, which includes everything from garlic French fries to garlic-cinnamon ice cream.
Cozy bungalows close to the Mississippi River
Industrial buildings are a familiar sight along the river’s edge, just east of South Broadway, but residential properties make up about 60% of Carondelet. Because the neighborhood is well-established with centuries of history, homes date back to the 1890s and early 1900s, and many have mature shrubbery and decorative trees in the front yard. Because of a population decline over the last few decades, some homes fell into disrepair after falling vacant, but the community is seeing a recent surge in renovations. Bungalows are the dominant architectural style, but each has unique features, from round-top doors to brick porch columns. Houses still awaiting renovation range from $50,000 to $70,000, but turnkey one- and two-bedroom homes with less than 1,000 square feet typically cost anywhere from $55,000 to $130,000. Three-bedroom homes usually are no larger than 1,600 square feet and cost between $160,000 and $225,000, while homes closer to 2,000 square feet can exceed $250,000.
Green space galore at Carondelet Park
Carondelet Park’s 180-acre grounds border the neighborhood. Towering oaks and hickory trees speak to the history of the green space, which dates back to 1875. Though it features plenty of room to take a stroll through nature, it also offers modern amenities — from tennis courts to a YMCA facility. With two lakes in its borders, the park also appeals to fishermen looking for largemouth bass and birders hoping to spy the red and amber feathers of the yellow-bellied sapsucker. For a chance to enjoy views of the Mississippi River, Bellerive Park sits along the community’s eastern edge and offers scenic overlooks from its benches and pavilion. Outside of its parks, Carondelet includes a community garden east of the channel that grows fresh produce that is then offered to neighbors.

A neighborhood made for cycling with Interstate 55 close by
With Interstate 55 running through the neighborhood, travel to downtown St. Louis only requires about a 7-mile drive, and trips to small cities in St. Louis County, like Kirkwood, take about 15 miles to reach. “St. Louis is known as the 20-minute commute city because you can go almost anywhere in St. Louis in 20 minutes,” says Luan Meredith of Realty and Associates, an agent specializing in the St. Louis area. Although it’s easy to head out of Carondelet, bicycles are a top choice for getting around the community. While sidewalks run along most streets, Carondelet is known for its cyclist-friendly streets — especially South Broadway, a street featuring a two-way cycle track.

Walkable access to St. Louis Public Schools and private options
Students can attend St. Louis Public Schools, starting with Woodward Elementary, which receives a C-minus from Niche. From here, they can transition to Lyon at Blow Elementary, a C-minus-graded middle school, and graduate from Roosevelt High, a C-minus-graded school with a 57% graduation rate. At Roosevelt, parenting teens can participate in the Parent-Infant Interaction Program to assist with their progress toward on-time graduation. For private schools, options like Southside Christian Academy and St. Cecelia are within walking distance, and St. Mary’s South Side Catholic High School and Bishop DuBourg High School require about a 3-mile drive.

Crime Scores above the average and an outlook of optimism
The CAP Index gives the neighborhood an overall Crime Score of 5, just above the national average of 4. Two categories, robbery and homicide, receive Crime Scores of 7. According to the St. Louis Police Department, rates of homicide in Carondelet decreased between 2022 and 2023, and rates of robbery increased. To help combat crime, the police department includes a Gun Lock Safety Program and Citizen Police Academy, two programs focused on community outreach. To help families in need and work toward a better future, the Carondelet Community Betterment Foundation supports neighbors with anything from food pantries to home improvement assistance. Even though Jeff Uren has moved away, he is still impressed with Carondelet and continues to root for its success. “We love the area,” he says. “We want it to come back and keep getting better.”
