Nasworthy brings a lakefront lifestyle to West Texas

Surrounding a 1,380-acre lake of the same name, Nasworthy is an HOA-designated residential waterfront community about 7 miles south of downtown San Angelo that is home to both seasonal and year-round residents. What used to be considered a fishing destination, Lake Nasworthy has grown into a desirable residential area with property values continuing to rise. “The city finally sees the value of living on the lake. There aren’t a lot of lakes in West Texas, and hardly any have residents living on them. So property values will continue to go up, which is a different ballgame than the values in town,” says Kim Leabo, Realtor with ERA Newlin & Company and HOA board member who has lived on Lake Nasworthy since 1996. “To be able to sit in your house and look out the window to see people enjoying the lake, it does something to your soul. It’s refreshing.” Locals have access to several sandy beaches and boat ramps throughout the Tom Green County community, and recreational visitors can pay to boat or camp around the lake.

In addition to being a peaceful destination for many Texans, Nasworthy receives a CAP Index Crime Score of 1 out of 10, lower than the national average of 4. And while the ambiance feels removed from civilization, Knickerbocker Road bridges the gap, bringing residents to grocers and local eateries a mile away. The HOA and the city of San Angelo collaborate on park spaces and community events, allowing for mutual benefits to residents and non-residents alike. As well as hosting the highly anticipated fireworks show, Nasworthy provides designated recreational facilities for local institutions: A lake house for Angelo State University students and campgrounds for Goodfellow Air Force Base personnel.

Quaint ranch-styles and custom estates sit waterfront

Nasworthy is highly residential, and about 80% of residents own their homes. However, Leabo points out that potential buyers should know that some properties are still on lease and will require an additional cost. “The lake used to be a horse ranch, and when San Angelo had a flood, Mr. Nasworthy sold the land to the city,” Leabo says. “The dam went in and that made the lake. And when that happened, all the land and the properties were leased from the city. When I moved here in ‘96, we had to pay for the right to lease the house, the annual lease to the city and the mortgage. When I got on the HOA board, we fought hard to get the city to let residents purchase their properties. Today, some houses still require lease payments on top of house payments.”

Buyers interested in Nasworthy can find ranch-styles, raised ranch-styles and brick bungalows, some built as early as the 1930s, with recent renovations and custom features like belvederes, dormer windows and outdoor entertainment patios. “It’s common to add on or to tear down and build brand new,” Leabo says. Many lakefront properties have Craftsman influences, with private docks or boat lifts. These 1,500- to 2,500-square-foot houses generally range from $300,000 for a home on Knickerbocker Road with canal access to $950,000 for a home on the lake. There is also a selection of Spanish Revival estate-like properties with larger lots and in-ground pools, some with spacious verandas and double-decker docks. Sizes vary from 2,500 to 4,500 square feet, and price tags can run upwards of $2 million. Residents pay an annual HOA fee of $50, and they are at a high flood risk due to their proximity to the water.

Fireworks and Nasworthy Nights bring a crowd to the lake

Lake Nasworthy’s HOA pulls out all the stops for their annual Fourth of July fireworks display, drawing a crowd of not just locals, but also those in the city, ASU students and the military community. “The city does their fireworks show on the 3rd, and we do the main one on the 4th,” Leabo says. “We spend between $30,000 and $40,000 and coordinate it with music.” Also held annually at the lake are Wake the Desert, a nationwide wakeboarding competition, and Showdown in San Angelo, a nationally televised drag boat race. From May through July, Nasworthy Nights is a summer concert series at Spring Creek Marina. During the holidays, the HOA throws a Christmas Lights Parade, and residents decorate their lakeside properties as the judges ride around on boats to pick the winners.

With both Angelo State University and Goodfellow Air Force Base so close, Lake Nasworthy provides designated areas for members of these communities. “The ASU Lake House is for the college kids to come out and have a place to rent for a weekend or go kayaking. It’s a prime location to see the fireworks,” Leabo says. “And the Goodfellow Recreation Camp allows for RVs and trailers. They also do cabin and boat rentals.”

Mary E. Lee and other parks provide boating and beach access

Residents can get to the lake from several access points, from city park spaces to private boat ramps. “Most people here have their own boats, and a lot have boat ramps on their property,” Leabo says. “But there are numerous boat ramps around the lake owned by the city, so you have to pay to use them.” Mary E. Lee Park, located on the south side of the lake and free to enter, provides 18 acres of beach area and water access, as well as a playground and boat ramp. Middle Concho Park on the west side of the lake charges a fee, which includes access to the beach, boat ramp, playground and athletic facilities. Spring Creek Park, located between Mary E. Lee and Middle Concho, offers a $5 day pass for boaters wishing to use the dock and ramp. The park also offers a playground, beach access and athletic courts. There are several nature trails surrounding the lake with entrances at various parks. “Lake Nasworthy Boat Club is private, and a lot of people don’t even know that it’s there,” Leabo adds.

Run errands and grab a local bite on Knickerbocker Road

Right off Knickerbocker Road on the north side of the lake, Packsaddle Bar-B-Que is a local eatery that serves Southern comfort food like fried okra and barbeque. Nearby, Glen Meadows Baptist Church is a well-attended church that serves the community through different men’s, women’s and youth ministries. About a mile north of there, a small retail strip features a bank, gas station, dentist office, salons, fast-food spots and Walmart Neighborhood Market. “When you move here, you think you’re far out on the water, but you can reach anything in 10 to 15 minutes,” Leabo says.

Another mile north of Walmart where Knickerbocker Road meets State Route 306, there’s an abundance of retail and dining that includes Sam’s Club, H-E-B, Target, department stores within the Sunset Mall and different chain restaurants. “Old Central Firehouse is a cool pizzeria downtown,” Leabo adds. “They purchased a piece of property here at the lake, so there will be a pizzeria with a beer tap wall opening this year. People will be able to pull up on their boats.”

San Angelo public schools offer Air Force JROTC programs

Students living around Lake Nasworthy are part of the San Angelo Independent School District, which receives a B rating from Niche. Students can begin at Lamar Elementary School before advancing to Glenn Middle School, both of which receive a B-minus. They can then progress to Central High School, which holds a B-plus. The high school girls gymnastics team has won the state championship for four consecutive years, and they’re projected to win their fifth title by the end of the 2025 season. The school offers an Air Force Junior ROTC program, in affiliation with Goodfellow Air Force Base, helping Central High cadets learn field training, combat simulation and military structure in general.

Angelo State University, a public university that enrolls about 11,500 students each year, is about 5 miles north of the neighborhood.

The 306 Loop connects commuters to nearby cities

Residents can take Knickerbocker Park north to access State Route 306, or the 306 Loop, about 2 miles from the northernmost tip of Lake Nasworthy. Route 306 leads west to U.S. Route 67 and east to U.S. Route 87, which act like spokes in a wheel as they branch off in different directions across the state. San Angelo Regional Airport is located just south of the lake, offering commercial flights through American Airlines. “It’s more expensive to fly out of San Angelo. If you have a family of four, you can drive to Austin or San Antonio. But I always fly out of San Angelo because it’s nice and convenient,” Leabo says. “Parking is free, and they just re-did the airport. All flights go to Dallas, which is good for the people here who do work in Dallas. And every once in a while, we’ll get a second airline. But they don’t last very long.”
