Northwest’s subdivisions gives buyers access to multiple highways

Aptly named, Northwest is an established residential area northwest of San Antonio, bordering Leon Valley. It’s made up of several established subdivisions including Northwest Parkland and Great Northwest. The area is in the middle of Loop 1604, Highway 16, Highway 151 and Interstate 410, making it conveniently located for easy highway access.

HOA controlled subdivisions with a variety of architectural styles

One subdivision in the area is Northwest Crossing. “Northwest Crossing is an established community with great amenities. The HOA has done a good job helping the neighborhood look good, and maintain its charm,” says Missy Stagers, broker/owner of M. Stagers Realty Partners. “The lots are generally a little larger than any of the new construction homes today, and the mature trees add to the established feel.” Its amenities include an HOA pool and easily accessible trails. House styles in Northwest Crossing include traditional garden homes and condos with brick or stone siding. Stagers adds, “The homes may be more established, but they were built well, and the architecture is timeless.”

With the exception of new construction townhomes in development in the Great Northwest subdivision, with units currently priced at $595,000, homes across the other subdivisions in Northwest are remodeled, established homes of varying sizes and styles, on different sized lots. House styles include brick ranch-style and garden homes, split levels, Queen Anne, New Traditional Tudor and more. Recent closing sale prices range from $235,000 for a brick garden home with 1,700 square feet of living space in the Northwest Park subdivision, to $476,000 for a brick ranch-style house with a cross-hipped roof and 3,500 square feet of living space in the Village In The Woods subdivision.

Public school pathways can vary by location

Students have a few school paths they can follow, depending on where they live in Northwest. Some might attend Northwest Crossing Elementary School, and then attend Connally Middle School or Zachry Middle School, before continuing on to Taft High School, graded B-plus on Niche. Others might attend Timberwilde Elementary School, Connally Middle School and Warren High School, graded A-minus on Niche. Both Taft High and Warren High offer advanced academics: Advanced Placement classes, Dual Credit classes and UT OnRamps in partnership with the University of Texas. Northwest Hills Christian School and Leon Valley Christian Academy are PK-8th grade private schools in the area.

Grocery shopping and dining on Tezel and Guilbeau Roads

Many of the major roads through or bordering Northwest lead to several shopping and dining options. On Tezel Road, you’ll find a Walmart Neighborhood Market on the north side of Northwest, and a Walmart Supercenter and H-E-B on the south side. Guilbeau Road will take you to a nearby H-E-B and Walmart Supercenter, and connect you to Bandera Road, also known as Highway 16, which cuts through Leon Valley. It’s populated with more restaurants and specialty stores. Retail shop at Macy’s, Dillard’s and more at Ingram Park Mall, or Ingram Festival Shopping Center. The Mad Pecker is a small, local craft brewery where you order any of their house-brewed beers or from their guest beer menu. Pair your drink with food items from burgers to signature dishes like Texas Poutine Fries, or a variety of made-from-scratch pizzas. The Tree House offers a variety of adult beverages, and enjoy them with food items like burgers, hot dogs and street tacos.

HOA and public parks support a variety of outdoor activities

Some subdivisions like Northwest Crossing have their own HOA parks. There are also local parks, a few of which have their own trails, or connect to a greenway trail. Perez Park is a public park with a cushioned playground for kids to enjoy, plenty of green space to host a soccer game, a basketball court and a walking trail. It’s right next to Blue Skatepark, a small, local skatepark where enthusiasts can shred their wheels.
